Construction Complete at 2059-61 East York Street in Kensington

A recent site visit by Philadelphia YIMBY has noted that construction is complete at a single-family residence at 2059-61 East York Street in Kensington. The building will span a 1,604 square foot footprint and will feature a roof deck. The structure replaces a three-story prewar rowhouse occupies the site at number 59 and a vacant grass lot at number 61. The project sits on the east side of the street, around midblock between Amber Street to the south and Coral Street to the north.

Steel Rises at 200 Spring Garden Street in Northern Liberties, Lower North Philadelphia

Philly YIMBY’s recent site visit has observed that structural steel has risen above street level for a 13-story, 355-unit mixed-use tower at 200 Spring Garden Street (also known as 200-24 Spring Garden Street) in Northern Liberties, Lower North Philadelphia, where a fitness center continues to operate. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the new building will rise 177 feet to the top of the bulkhead (or 149 feet to the main roof) and offer nearly 298,668 square feet of residential space, 18,187 square feet of retail, an expansive roof deck, parking 106 cars and 116 bicycles, and a landscaped public promenade along the property’s west side.

Excavation Underway at 2240 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has observed that excavation is underway for a four-story, six-unit mixed-use development at 2240 Frankford Avenue in Fishtown. The project borders Frankford Avenue to the south, Trenton Avenue to the north, and East Dauphin Street to the east. Designed by Mt. Alto Design + Drafting, the building will offer commercial space at the ground floor and balconies in select units. Permits list Kaps Construction as the contractor and specify a construction cost of $450,000.

Construction Not Yet Started at 2846 Belgrade Street in Port Richmond, Kensington

Philadelphia YIMBY’s recent site visit has noted that construction has not yet started for a single-family dwelling proposed at 2846 Belgrade Street in Port Richmond, Kensington, although permits have been issued in October 2020. The development was originally planned as an expansion of the existing structure, which is situated on the northwest side of the block between East Somerset and East Auburn streets. It appears that the latest plans for the through-block lot call for an unspecified “change of use” for the existing rowhouse at Belgrade Street and construction of a new single-family building on the Miller Street side, which, in a blueprint produced by Agim Belulaj, is shown as a four-story structure designed in a traditionally inspired manner.
