A recent site visit by Philadelphia YIMBY has observed significant construction progress at a six-story mixed-use development with ground-level retail and 107 residential units at 23 West Girard Avenue in Olde Kensington. Designed by JKRP Architects and developed by Girard Real Estate LLC, the project will span 104,160 square feet and will feature parking for 28 cars and 47 bicycles, full sprinkling, and a roof deck, which, given the building’s future prominence over the surroundings, will likely offer panoramic views of the Center City skyline. Permits list Benchmark Construction Group Inc. as the contractor and specify a construction cost of $21.5 million.

A recent site visit Philly YIMBY has confirmed that construction work is finished at a six-story, 50-unit mixed-use building at 342 West Girard Avenue (also known as 342-54 West Girard Avenue) in Northern Liberties, North Philadelphia. Designed by Coscia Moos Architecture and developed by Hightop Real Estate and Development, the project spans 43,010 square feet (which will include 2,252 square feet of retail) and will feature a basement and a parking garage. Permits list Ferraro Construction Group LLC as the contractor and specify a construction cost of $4 million.

Philadelphia YIMBY’s recent site visit has confirmed that construction work is nearly complete at Edgewater Apartments, a seven-story, 180-unit residential building at 230 North 23rd Street in Logan Square, Center City. Designed by JKRP Architects, the 145,473-square-foot structure will 83 feet and features residences ranging from studios to two bedrooms.

Construction Underway at 1000-10 North Delaware Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has noted that construction is well underway at a seven-story, 78-unit mixed-use building at 1000-10 North Delaware Avenue in Fishtown. The new building will replace a parking lot situated on a block bound by North Delaware Avenue to the southeast, Frankford Avenue to the west, East Allen Street to the north, and Sarah Street to the east. Designed by CANNOdesign and developed by the Archive Development, the structure will span 69,160 square feet, which will include 4,374 square feet of commercial space on the ground floor. Residential amenities will include elevator service, a roof deck, and parking for 26 bicycles. Permits list the Tester Construction Group as the contractor and specify a construction cost of $12.95 million.

Construction Makes Progress at 2101 Washington Avenue in Graduate Hospital, South Philadelphia

Philadelphia YIMBY’s recent site visit has noted that construction has topped out at a six-story, 247-unit mixed-use building at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. Permits list OCF Construction LLC as the contractor and specify a construction cost of $40 million. Construction work also continues at the townhouse portion of the project, which consists of 40 four-story, two-family dwellings, arranged in two rows of 20 and separated by a mid-block drive aisle. The typical structure will span 2,416 square feet and will feature a roof deck and parking.

Philly YIMBY’s recent site visit has observed that construction work has started at a renovation and vertical extension of a two-story building at 1939 South 5th Street in Wharton, South Philadelphia. The development is situated at the northeast corner of South 5th and McKean streets. Designed by Toner Architects, the new overbuild will add a third story and 1,216 square feet to the existing 2,657-square-foot building. The resulting mixed-use structure will span 3,873 square feet and feature ground-floor commercial space, an artist studio, two residential units, and a single-car garage. Permits list Gina L. Romano as the contractor and specify a total improvement cost of $490,000, of which $375,000 comprises the construction cost.

Philly YIMBY’s recent site visit has noted that construction is nearly complete at a two-building, six-unit complex at 1712 Christian Street in Graduate Hospital, South Philadelphia. The structures replace two three-story prewar rowhouses on a through-block lot that stretches from Christian Street to the north to Montrose Street to the south. Designed by Moto Designshop, the development will consist of two rowhouses situated at either end of the site, each rising three stories and featuring three units, with a 33-foot-long rear yard in between. Both structures will feature rear and roof decks. Permits list Made Construction as the contractor and a construction cost of $400,000.
