A recent site visit by Philadelphia YIMBY has confirmed that construction work is almost entirely complete at 3151 Market Street in University City, West Philadelphia. The building rises on the north side of Market Street between North 30th and North 32nd streets, with John F. Kennedy Boulevard to the north. Designed by Gensler and developed by Brandywine Realty Trust, the building will rise 226 feet and 14 stories and will span 495,000 square feet. The structure will house office and laboratory space, as well as retail on the ground floor.

Construction Nearly Complete at Townhouse Complex at 244-58 North 2nd Street in Old City

A recent site visit by Philadelphia YIMBY has observed that construction work is nearly complete at an 11-townhouse development at 244-58 North 2nd Street in the Old City section of Center City. Designed by LandMark Architectural Design, each townhouse stands four stories tall and spans nearly 5,000 square feet, and feature a cellar, a roof deck, an elevator, and a two-car garage. Construction Nearly Complete at The Box Factory Lofts at 31 East Columbia Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has confirmed that construction work is largely complete at the eight-story, 63-unit Box Factory Lofts at 31 East Columbia Avenue in Fishtown. Designed by SITIO Architecture + Urbanism, the structure expands the original Box Factory Lofts, a four-story prewar industrial building located at 21 East Columbia Avenue with 20 rental units. The new building will add 67,342 square of feet to the development and introduce a new shared lobby for the two structures, as well as a common courtyard. The new building will feature ground-level retail, elevator service, covered parking for ten cars (including three car share and one accessible space) and 30 bicycles, and a roof deck. Permits list Equinox Management and Construction as the contractor and indicate a construction cost of $13 million.

A recent site visit by Philadelphia YIMBY has noted that construction work has still not started at a 315-foot-tall, 24-story tower proposed at 702 Sansom Street in Market East, Center City. Designed by SLCE Architects and developed by Toll Brothers, the development will hold 85 residential units.

Philly YIMBY’s recent site visit has observed that construction is well underway at The Mark, a 34-story, 363-unit high-rise building at 3615 Chestnut Street in University City, West Philadelphia. The 414-foot-tall tower will rise from a through-block lot extending from Chestnut Street to the south and Ludlow Street to the north. Designed by the BKV Group and developed by Landmark Properties, the building will span 415,849 square feet and will feature extensive amenity space and parking for 70 cars and 96 bicycles. Permits list Landmark Urban Construction PA as the contractor.

Construction Continues at 918 North Delaware Avenue in Northern Liberties, North Philadelphia

A recent site visit by Philly YIMBY has noted that construction continues at a multi-building mixed-use development at 918 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by L2Partridge and developed by GY Properties, the development, also known as 918-80 North Delaware Avenue, will consist of five seven-story buildings as well as a smaller single-story structure. The complex will hold a total of 418,480 square feet of floor area and feature 426 residential units.

Philadelphia YIMBY’s recent site visit has observed that construction has still not started at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. The new building will rise between 2nd, Callowhill, and Willow streets in the southeast corner of Northern Liberties, near the Delaware River waterfront and a block north of Old City. Designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, (aka National Development) and The KRE Group, the tower will span 351,927 square feet and hold 397 residential units, 20,431 square feet of retail, and 105 parking spaces. Construction costs are listed at $93 million.

A recent site visit by Philly YIMBY has observed that construction work is nearly complete at The Keystone, a seven-story, 220-unit residential building underway at 417 Callowhill Street in Northern Liberties, Lower North Philadelphia. Designed by Bernardon, the building will be situated just to the north of Old City and will offer apartments ranging from studios to two-bedroom apartments, 29,980 square feet of amenities, and an extensive roof deck, and parking for 71 cars.

The 35,519-square-foot structure offers 32 residential units and 19 parking spaces. Permits list Scott Woodruff as the architect and Venco Builders Inc. as the contractor. Construction costs are indicated at $4.97 million.

Designed by JKRP Architects, the development will span a wedge-shaped parcel bordered by Germantown Avenue to the southwest and West Allen Street to the north, and will comprise the first phase of a complex that will feature 15 more townhouses in the future.
