Residential building permits have been issued for the construction of a three-story two-family residential building at 861 North 15th Street in the Fairmount neighborhood of lower North Philadelphia. The new structure will rise from the east side of the block between Ogden Street and Poplar Street. The development will span 2,079 interior square feet and will offer features such as a cellar and a roof deck. The development team consists of the V&V Holdings as the owner, Fusa Designs as the architect, and V&V Investment Inc. (doing business as Vardgas Oganisean) as the contractor.

Philadelphia YIMBY’s recent site visit has observed that construction work is underway at a three-story single-family residence at 1433 South Fallon Street in Kingsessing, Southwest Philadelphia. The project site is located near the crossroads of South Fallon Street, Paschall Avenue, and Grays Ferry Avenue. Designed by JT Ran Expediting, the development will feature a three-story home with a basement, roof deck, and pilot house. Unitedpaintgroup LLC is listed as the contractor.

Construction Underway at 326 North 12th Street in Callowhill, Lower North Philadelphia

A recent site visit by Philly YIMBY has observed that construction work is well underway at a six-story, 31-unit apartment building at 326 North 12th Street in Callowhill, Lower North Philadelphia. The development will replace a parking lot bound by North 12th Street to the east, Wood Street to the south, and Carlton Street to the north. The new building will span 30,075 square feet and will feature an elevator, a 690-square-foot live/work office, an 832-square-foot roof deck, a parking garage for seven cars, and storage for 11 bicycles. The development team includes the Regis Group as the developer, Vikara Social Development as the owner’s representative, CANNOdesign as the architect, and the Regis Development Corp. as the contractor. Permits specify a construction cost of $3.2 million, of which $200,000 is allocated toward excavation.

No Signs of Pending Construction at 1208 Chestnut Street in Midtown Village, Center City

A recent site visit by Philadelphia YIMBY has noted that demolition work has still not started at the site of a 49-unit apartment building proposed at 1208 Chestnut Street in Midtown Village, Center City, even though demolition permits have already been issued for the dilapidated three-story structure currently occupying the property. Designed by SgRA and developed by Michael Alhadad, the building will span a narrow, through-block lot on the block between South 12th and South 13th streets, stretching north-south from Chestnut Street to Sansom Street. The building will span 51,436 square feet and will feature a basement, ground-floor commercial space, full sprinkling, and a roof deck. Permits list Christian A. Sanchez as the contractor and a construction cost of $5.5 million.

The structure, tentatively known as Building A, is a part of the larger Innovator Village development. The new building spans 25,264 square feet and includes a parking garage. Permits list Center City Construction and Development as the contractor and indicate a construction cost of $3.2 million.

The new development replaces a vacant lot sited on the east side of the block between Fitzwater Street and Catharine Street. Designed by KCA Design Associates, the building spans 2,980 square feet and features a basement and a roof deck. Permits list the New Philadelphia Building and Design Group as the contractor.

Philly YIMBY’s recent site visit has confirmed that construction work is complete at a six-unit residential development at 1712 Christian Street in Graduate Hospital, South Philadelphia. The structures replace two three-story prewar rowhouses on a through-block lot that stretches from Christian Street to the north to Montrose Street to the south. Designed by Moto Designshop, the complex consists of two rowhouses situated at either end of the site, each rising three stories and featuring three units, with a 33-foot-long rear yard in between. Both structures will feature rear and roof decks. Permits list Made Construction as the contractor and a construction cost of $400,000.

The construction price tag for the 1,516,218-square-foot complex stands at almost $306 million.
