Construction Nears Completion at The Box Factory Lofts at 31 East Columbia Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at the eight-story, 63-unit Box Factory Lofts at 31 East Columbia Avenue in Fishtown. Designed by SITIO Architecture + Urbanism, the structure expands the original Box Factory Lofts, a four-story prewar industrial building located at 21 East Columbia Avenue with 20 rental units. The new building will add 67,342 square of feet to the development and introduce a new shared lobby for the two structures, as well as a common courtyard. The new building will feature ground-level retail, elevator service, covered parking for ten cars (including three car share and one accessible space) and 30 bicycles, and a roof deck. Permits list Equinox Management and Construction as the contractor and indicate a construction cost of $13 million.

Construction Nears Completion at 2023 Abigail Street in Fishtown

Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at a three-story single-family rowhouse at 2023 Abigail Street in Fishtown. The new structure, built in tandem with several adjacent rowhouses, replace a vacant lot situated on the northeast side of the block between Coral Street and Amber Street. Designed by KJO Architecture, the structure will span 1,966 square feet and will feature a basement and a roof deck. Permits list Blue Line Construction as the contractor.

A recent site visit by Philadelphia YIMBY has confirmed that construction is complete at a three-story mixed-use development at 1500 Germantown Avenue in Olde Kensington. The development rises from a vacant, wedge-shaped property situated at the northwest cornet of Germantown Avenue and Jefferson Street. Designed by Cheryl Poulos Architect, the building will span 5,359 square feet, which will include over 1,000 square feet of ground-level commercial space, a cellar, and a roof deck. Permits list Philly Parking Solutions as the contractor and indicate a construction cost of $400,000.

Construction Complete at 2206 North 2nd Street in Norris Square

A recent site visit by Philadelphia YIMBY has confirmed that construction work has been completed at a three-story, mixed-use building at 2206 North 2nd Street in Norris Square, North Philadelphia. The structure replaces a vacant lot situated on the west side of the block between West Susquehanna and West Dauphin streets. The building rises from a 1,000-square-foot footprint and features 3,960 square feet of interior space, comprised of two residential units. The development feature full sprinkling. The roof deck apparently provides sweeping vistas, given a near-total lack of taller buildings nearby. Permits list Adeline Kupa as the owner, Paul Dietz as the design professional, and Qazim Kupa as the contractor. Construction costs are specified at $175,000.

Philadelphia YIMBY’s recent site visit has confirmed that construction work is complete at The Cecil, a mixed-use building at 1641-45 North 2nd Street in Olde KensingtonNorth Philadelphia. The project is situated on the east side of the block between Turner Street and Cecil B. Moore Avenue. Designed by CANNOdesign and developed by R+M Development Partners and BKP Development Group, the building rises five stories tall and features commercial space on the ground floor and 20 residential units above. Parking space is also included in the project.
