Philadelphia YIMBY’s recent site visit has observed that construction work is well underway at a four-story, six-unit mixed-use building at 2240 Frankford Avenue in Fishtown. The project borders Frankford Avenue to the south, Trenton Avenue to the north, and East Dauphin Street to the east. Designed by Mt. Alto Design + Drafting, the building will offer commercial space at the ground floor and balconies in select units. Permits list Kaps Construction as the contractor and specify a construction cost of $450,000.

The new building replaces a three-story prewar structure. The wood-framed structure, which has already risen to its highest floor, showcases a design with a robust form, which features deep cantilevers and angled sections. Although facade installation has not yet commenced, the structure already makes for a dynamic presence on the prominent street corner.

Route 89 bus stops at the intersection where the building is situated. The Berks and York stations on the Market-Frankford elevated subway line are situated within a ten-minute walk to the southwest and to the northwest, respectively. The Kensington Roundabout, a relatively recently completed yet already iconic traffic circle, is situated a block to the northeast.

The trapezoidal structure fills the site and nicely meets the street on three sides, Frankford Avenue, Trenton Avenue, and East Dauphin Street.

  3. All that the people are building is a 10 taxes free and use free money from the tax payer to build it and before 10 years is up they would sale the property and pay nothing back because they are developing company would filed bankruptcy and get another free loan
