Permits have been issued for the construction of a four-story single-family residence at 2624 Tilton Street in the Olde Richmond neighborhood in Philadelphia’s River Wards district. The attached building, designed in a rowhouse manner, will replace an existing three-story prewar rowhome that stands on the northwest side of the block between East Albert Street and East Lehigh Avenue. The new structure will span 1,159 square feet. The development team includes Supreme Architects as the designer and Home Rangers LLC as the contractor.

Construction permits have been issued for a three-story single-family residence at 1400 East Oxford Street in Fishtown. The new building will replace a vacant lot situated at the western corner of the intersection of Belgrade Street and East Oxford Street. The planned rowhouse will span 2,400 square feet and will feature a basement and a roof deck. The development team consists of MDS Capital LLC as the owner, Here’s the Plan, LLC as the architect, and Enam Abazi as the contractor.

The new structure will rise from a currently vacant lot situated on the northwest corner of Frankford Avenue and Jefferson Street. Designed by Ambit Architecture, the building will span 6,530 square feet, with retail at the ground level and apartments above. Permits list Palace Builders as the contractor.

A recent site visit by Philadelphia YIMBY has observed that construction work is nearing completion at a six-story, 31-unit mixed-use building at 2112 North Front Street in Norris Square. Designed by DesignBlendz, the structure will span 27,519 square feet and feature commercial space at the ground floor and a green roof at the top. Permits list GRIT Construction as the contractor and indicate a construction cost of $5.5 million.

Philadelphia YIMBY’s recent site visit has noted that construction has still not started at a six-story, 453-unit apartment development proposed at 2621-67 Frankford Avenue in East Kensington. Designed by Harman Deutsch Ohler Architecture (also known as HDO Architecture), with Turn Key Realty LLC as the contractor, the structure will span 412,703 square feet. Construction costs are listed at $72 million.

Philadelphia YIMBY’s recent site visit has observed that foundation work is in progress at a four-story, six-unit mixed-use building under construction at 2240 Frankford Avenue in Fishtown. The project borders Frankford Avenue to the south, Trenton Avenue to the north, and East Dauphin Street to the east. Designed by Mt. Alto Design + Drafting, the building will offer commercial space at the ground floor and balconies in select units. Permits list Kaps Construction as the contractor and specify a construction cost of $450,000.

Designed by CANNOdesign, the building will rise six stories tall and will feature commercial space on the ground floor and parking for 35 bicycles. Tester Construction is listed as the contractor.

Philadelphia YIMBY’s recent site visit has observed that construction is nearly complete at a three-story, three-unit residential building at 315 West Berks Street in Norris Square, North Philadelphia. The development will replace a vacant lot situated on the north side of the block between North Orianna Street and North 4th Street. The structure will span a 1,026-square-foot ground footprint and will contain 3,787 square feet of interior space, which gives an average of just over 1,200 square feet per apartment. Building features will include full sprinkling and a roof deck, which will offer unobstructed views in most directions. Permits list Jessie Claus as the owner, David McArthur as the design professional, and GTMO Development LLC as the contractor. Construction costs are stated at $250,000.

Renderings Revealed for 1212-16 North Delaware Avenue in Fishtown

Renderings have been revealed for a new mixed-use development located at 1212-16 North Delaware Avenue in Fishtown. Designed by Gnome Architects, the new building will rise seven stories, with one commercial space in the ground floor spanning 1,140 square feet. A total of 62 residential units throughout the rest of the building, occupying 48,700 square feet. The development will include parking for 13 cars (though 11 of these will be off-site) and 21 bicycles. Gnome Architects is the firm behind the project’s design.
