The new building will replace a vacant lot situated on the northeast side of the block between Amber Street and Trenton Avenue. Designed by Gnome Architects, the structure will span 4,923 square feet and will feature a cellar and roof decks. Permits list Mark R. Shearman of the Shearman Group as the contractor.

Last month, YIMBY shared details on The Luxe Phase I, a six-story, 96-unit mixed-use rental project underway at 1705 North American Street in Norris Square. Today we analyze the development’s technical details, as outlined in zoning documents and the Civic Design Review submission, such as site plans and zoning table, the Complete Streets Handbook Checklist, and the Civic Design Review Sustainable Design Checklist. Listed under a full address of 1705-41 North American Street and alternatively branded as The Luxe Fishtown (the developer site labels the neighborhood as Fishtown West), the project stands on a through-block lot that spans from North American Street to the west and North Philip Street to the east. Designed by the Atrium Design Group and Stantec, the project will span 95,000 square feet and feature around 9,900 square feet of ground-floor retail, an extensive amenity suite, a roof deck, and a garage with space for 44 cars and 72 bicycles. Philadelphia YIMBY’s recent site visit has noted significant construction progress at a five-story, 204-unit building underway at 1700 North Front Street in Fishtown. The development rises in place of a parking lot that spanned a block bound by the Front Street, which carries the elevated Market-Frankford subway line, to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot project will offer 123,218 square feet of residential space (including 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite) and 16,429 square feet of retail. The development will also provide parking for 70 bicycles.

Construction Tops Out at 2331-33 East York Street in Olde Richmond, Kensington

Philadelphia YIMBY’s recent site visit has discovered that construction has topped out at a three-story, four-unit mixed-use building at 2331-33 East York Street in Olde Richmond, Kensington. The structure rises on the east side of the block between Memphis Street and Cedar Street, just one lot south of the intersection of York and Memphis. Designed by Plato Marinakos, the building will hold commercial space (a restaurant, according to permits and the rendering) in the basement and on the first floor and four residential units above. The 7,400-square-foot structure will feature a roof deck, which, judging by the building’s height and lack of nearby obstructions, will offer decent views of the skyline. Permits list PASP LLC as the contractor and specify a construction cost of $500,000.

The property is bound by North Front Street, which carries the elevated Market-Frankford Street Line, to the east, West Oxford Street to the south, and Hope Street to the west.
