Permits have been issued for the construction of a three-story single-family rowhouse at 2118 East York Street in Fishtown. The new building will rise from a vacant lot on the southwest side of the block between Amber Street and the Fishtown Roundabout. Designed by Leake Engineering, the structure will span 2,800 square feet and will feature a basement and a roof deck. Permits list Simo Ayer as the contractor.
Philadelphia YIMBY’s recent site visit has discovered that construction has topped out at a three-story, four-unit mixed-use building at 2331-33 East York Street in Olde Richmond, Kensington. The structure rises on the east side of the block between Memphis Street and Cedar Street, just one lot south of the intersection of York and Memphis. Designed by Plato Marinakos, the building will hold commercial space (a restaurant, according to permits and the rendering) in the basement and on the first floor and four residential units above. The 7,400-square-foot structure will feature a roof deck, which, judging by the building’s height and lack of nearby obstructions, will offer decent views of the skyline. Permits list PASP LLC as the contractor and specify a construction cost of $500,000.

The new building will replace a single-story garage situated on the northwest side of the block between East Cumberland Street and East Firth Street. Designed by Plato Marinakos, Jr. of Plato Studio, the structure will span 2,568 square feet and will feature a roof deck. Permits specify Lawrence General Contractors as the contractor.
Renderings have been revealed for a 155-unit multi-family development at 2507 Almond Street in Olde Richmond, Kensington. Designed by HDO Architecture, the building, which is going before the Civic Design Review, will rise six stories tall and will hold 65 parking spaces, three of which being ADA-compliant and four designed for electric vehicles. There will also be 60 interior bicycle stalls, as well as five more on the sidewalk.
A recent site visit by Philadelphia YIMBY revealed that a plot of land has been cleared and partially excavated at 2600-40 East Hagert Street in Olde Richmond, Kensington, where an townhouse complex is proposed. The development replaces a large grass lot bound by East Hagert Street to the northeast, Almond Street to the northwest, and East Boston Street to to the southwest. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the project will offer 11 four-story townhouses, each spanning 2,488 square feet. Permits list M.Y.L. Corp. as the owner and Shawn Bullard as the contractor.
