Permits have been issued for the construction of a two-story single-family residential building at 2115 East Monmouth Street in Philadelphia’s Port Richmond neighborhood. The structure will replace a currently vacant lot sited on the east side of the block between Amber Street and Martha Street. The building will span 967 square feet. The project team consists of the New Kensington Community Development Corporation as the owner, Toner Architecture (aka Toner Architects) as the designer, and KAPS Construction as the contractor.

Permits indicate a total construction cost of $162,000, which calculates to around $168 per proposed interior square foot. The total includes $120,000 for general construction work, $12,000 for electrical work, $10,000 for mechanical work, $15,000 for plumbing work, and $5,000 for excavation work.

The rather compact structure, spanning just under 1,000 square feet, will rise as an attached, wood-framed rowhouse situated upon reinforced concrete footings. Pared-down zoning permit drawings indicate that the structure will measure 14 feet wide and 38 feet long, matching the dimensions of adjacent prewar rowhomes. A 12-and-a-half-foot-deep yard will sit in the rear. The highest point of the roof shall not exceed 30 feet in height. But even at its modest dimensions, the development will nevertheless be a welcome addition to the block as it will fill a glaring gap along its otherwise continuous streetwall.

Route 5 and 54 buses run in the general vicinity, including along Frankford Avenue, a major retail thoroughfare that runs around two blocks to the north. The Memphis Street Academy charter School, along with the Cohocksink Recreational Center, with its large adjacent open space and athletic fields, are situated within a short walk to the south.
