Permits have been issued for the construction of a two-story single-family residence at 342 Shedaker Street in Wister, Northwest Philadelphia, in the vicinity of LaSalle University. The new development will replace a presently vacant lot at the southern corner of the intersection of Shedaker and West Sheldon streets and will offer 1,300 square feet of interior space. The project, one of several similar developments listed under the general umbrella of Workforce Germantown, is being developed by a team comprised of Civetta Property Group as the owner, the City of Philadelphia Department of Public Property as the permit holder, Moto Designshop as the architect, Ruggiero Plante Land Design as the civil engineer, The Ramtin Group as the structural engineer, and Spruce Builders as the contractor.

Permits specify a construction cost of $125,300, which equates to around $96 per projected interior square foot, of which $93,800 is allocated for general construction work, $6,300 for electrical work, $7,200 for mechanical work, and $18,000 for plumbing work.

Some of the other developments in the works by the same team include 343-45 Shedaker Street, a three-story single-family rowhouse planned across the street from the project at hand, and another single-family dwelling at 111 East Springer Street in Mount Airy, approximately two miles to the northwest.

The building will espouse relatively compact dimensions of 17-and-a-half feet in width and 40 feet in length, set back from Shedaker Street by ten feet, in a gesture contextual with the prewar rowhouses along the block, nearly two feet from West Sheldon Street, and 40 feet from the mid-block rear alley (curiously, only an approximately 12-foot-wide portion of this otherwise spacious yard will be enclosed with a fence).

The street-facing facade will be clad in a contemporary yet context-friendly facade of running and stack brick bond. Unfortunately, both for the future residents and planners seeking optimal use of valuable urban space, the proposal will not feature either a basement nor a roof deck.

The proposed development will stand within a ten-minute walk of LaSalle University, a major local destinations. Nearby green spaces include Wister Playground and Wister Woods Park. The Wister station on the SEPTA regional rail, and Germantown Avenue, a major commercial thoroughfare that carries the route 23 bus, are also situated within a short walking distance.
