Construction permits have been issued for a three-story single-family residential building at 2632 Tulip Street in Philadelphia’s East Kensington neighborhood. The new building will replace a presently vacant corner property situated at the western corner of the intersection of Tulip and East Tucker streets. The proposed structure will span 2,800 interior square feet and will feature a finished basement and a roof deck. The development includes the Nise Properties as the owner, Here’s The Plan, LLC as the architect, and Fidan-Basha as the project contractor.
Construction costs for the rowhouse are specified at $212,000, which equates to around $76 per proposed interior square foot. This total includes $140,000 for general construction work, $12,000 for electrical work, $14,000 for mechanical work, $21,000 for plumbing work, and $25,000 for excavation work.

The building footprint will measure 47 feet long and 15 feet deep, with a nearly square, 13-foot-wide backyard flanking the Tucker Street side of the lot. The street-facing exterior will be rather conventional in appearance in terms of new construction, consisting of a masonry-styled base, a running bond brick facade, and panel-clad upper-floor cantilevers extending one foot over the sidewalk on the Tulip Street side and two feet on the Tucker Street elevation; the rear elevation will be clad in horizontal siding.

The new building will make for a modest yet still meaningful addition to the local streetscape, filling a vacant lot and visually and programmatically reinforcing the intersection.
Route 29, 39, and 89 buses run in the vicinity. The Huntingdon Station on the Market-Frankford subway line sits within a 13-minute walk to the northwest, next to the Temple University Hospital – Episcopal Campus. Nearby green spaces include Aramingo Square, Cione Playground, and the Black Coyle & McBride Playground with its adjacent Pops Dogs run and POPS Skatepark. A suburban-style strip mall shopping center is situated along Aramingo Avenue within a short walk to the south.
