The project is designed by Supreme Architects LLC. ALMA Construction Group Limited is identified as the contractor.

The approved plans call for the erection of a three-story attached structure intended for single-family household living. The building will include a roof deck accessed by a pilot house, as indicated in zoning drawings. Permit filings specify a total construction area of approximately 1,753 square feet. The structure will rise to a height not exceeding 38 feet, consistent with zoning allowances.

According to the zoning plans, the building footprint measures approximately 588 square feet, occupying 75 percent of the lot, with required open space provided at the rear. The project includes a rear yard measuring approximately 200 square feet. The site layout also shows bay projections at the second and third floors and a pilot house structure set back from the roof edge.

Elevations depict a vertically arranged residential layout, with three floors above a cellar level. The front façade features a mix of materials, including a masonry base and upper-level cladding, along with a projecting bay element. The roof deck is positioned behind a parapet and accessed via the pilot house, which is designed strictly for stair access.

The development will replace an existing structure with new construction, continuing the attached rowhouse pattern that defines Taggert Street. A construction timeline has not been disclosed.

  1. “The development will replace an existing structure”

This has been a vacant lot for well over a decade at minimum.

A very densely populated neighborhood with no off-street parking facility.

SEPTA Bus Route 89 takes you to the York-Dauphin station of the Market-Frankford Line.

You’ll find the G Trolley Route 15 (Girard Avenue) to the Philadelphia Zoo and also serves South Frankford Avenue.

You’ll find Primo Hoagies around the corner for a pricey lunch.

Good luck with your new home! 😁
