The approved zoning drawings place the property within an RM-1 residential district and show a 14-foot-wide lot extending 55 feet in depth, measuring 770 square feet. The proposed building footprint occupies 616 square feet, equivalent to 80 percent lot coverage, while the remaining 154 square feet, or 20 percent, is designated as open area. The plans show a building depth of 44 feet and an 11-foot-deep rear yard.

The zoning section illustrates the residential arrangement across four levels, with one dwelling unit occupying the basement and first floor and the second unit spanning the second and third floors. The zoning drawings indicate a proposed building height of approximately 36 feet, below the district’s listed 38-foot maximum. The roof-deck access structure will contain stairs and a landing within approximately 67 square feet, with its roof reaching a height of 40 feet.

The zoning plan depicts a roof deck with 42-inch guardrails and a parapet, with the pilot house set back from the building frontage. The drawings also show a metal stair and a grated egress well at the Jasper Street frontage, along with a six-foot-high wooden fence at the rear property boundary.

SEPTA Route 5 operates along Frankford Avenue, while Route 39 serves the York Street corridor. The York-Dauphin station provides access to SEPTA’s Market-Frankford Line.
