Construction Permits Issued for Single-Family Residence at 2622 East Harold Street in Olde Richmond

Residential building permits have been issued for the construction of a three-story single-family rowhouse at 2622 East Harold Street in the Olde Richmond neighborhood in Philadelphia’s River Wards district. The attached structure will rise on the southwest side of the block between Almond Street and East Thompson Street. The building will hold 2,080 square feet of interior space and will offer a roof deck. The development team includes Here’s the Plan, LLC as the architect and Qazim Kupa as the contractor.

Construction costs are indicated at $212,000, or around $102 per proposed interior square foot. The figure includes $140,000 specified for general construction, $12,000 for electrical work, $14,000 for mechanical work, $21,000 for plumbing work, and $25,000 for excavation work.

Two days ago, YIMBY covered a sister building planned for a site adjacent to the northwest adjacent at 2620 East Harold Street, where a similarly-styled yet slightly larger building, set to span 2,722 square feet, is proposed by the same development team.

The building will rise upon a property sited on the very narrow East Harold Street. The design will feature a vertically-styled exterior with split face block in running bond rising to the level of the first-floor windows (surprisingly so, rather than stopping more traditionally at the top of the building base), with brick at the above-ground floors and what appears to be solid paneling at spaces above, below, and between windows and the front entry. The front entry will be adorned with a retro-styled lantern sconce.

Local transit options include route 39 and 89 buses, which traverse nearby Aramingo Avenue, a major thoroughfare that runs three short blocks to the northwest of the proposal site. Aramingo Square, a sizable green space, may also be found along the avenue within an three-minute walk from the proposed development.
