Construction Nearly Complete at 1901-19 East York Street in East Kensington

Philadelphia YIMBY’s recent site visit has observed that construction is nearly complete at a six-story, 127-unit building underway at 1901-19 East York Street in East Kensington. The new structure rises on the eastern corner of the intersection of East York and Jasper streets. Designed by LRK, the development will span 115,293 square feet and feature artist studio space on the ground floor. The complex will offer elevator service, balconies, a green roof, and parking for 27 cars. Permits list Equinox Management & Construction as the contractor and specify a construction cost of $20.4 million.

Construction Not Yet Started at 2113 East Norris Street in Fishtown

A recent site visit by Philadelphia YIMBY has observed that construction has not yet started at a three-story two-family rowhouse at 2113 East Norris Street in Fishtown. The structure will replace a dilapidated three-story rowhome on the northeast side of the block between Amber Street and Trenton Avenue. Designed by Designblendz, the structure will span 4,389 square feet and will feature a cellar and a roof deck. Permits list Chris Steinbiss as the contractor.

Construction Progresses at The Keystone at 417 Callowhill Street in Northern Liberties, Lower North Philadelphia

Philly YIMBY’s recent site visit has noted sustained construction progress at The Keystone, a seven-story, 220-unit residential building underway at 417 Callowhill Street in Northern Liberties, Lower North Philadelphia. Designed by Bernardon, the building will be situated just to the north of Old City and will offer apartments ranging from studios to two-bedroom apartments, 29,980 square feet of amenities, and an expansive roof deck, and parking for 71 cars.

Construction Still Not Started at 1200 Ridge Avenue in Poplar, North Philadelphia

Philly YIMBY’s recent site visit has observed no notable construction progress at 1200 Ridge Avenue, a six-story, 46-unit development proposed in Poplar, North Philadelphia. Designed by Coscia Moos Architecture, the building will rise from a 10,620-square-foot footprint and span 60,404 square feet, wit commercial space at the ground floor. The basement will be allocated to amenities such as parking space for 13 cars and 24 bicycles. A roof deck will be located atop the structure, and will provide panoramic views of the skyline. Permits list HC Pody Company and a construction cost of $6 million.

Foundations Underway at 1201-15 Callowhill Street in Callowhill, Lower North Philadelphia

Philly YIMBY’s recent site visit has observed that construction work has started at a six-story, 65-unit mixed-use building at 1201-15 Callowhill Street in Callowhill, Lower North Philadelphia. Designed by JKRP Architects, the structure will feature 83,667 square feet of residential area. All units will be designated as co-living spaces, boasting 239 beds in total. The project will also include 3,989 square feet of retail on the ground floor and 8,854 square feet of office and amenity space. A 17,790-square-foot underground garage will hold 41 parking spaces, with two being ADA-compliant and three designated for electric vehicles. A total of 22 bicycle spaces will be included, as well. Permits list a construction cost of $17.2 million.
