A recent site visit by Philadelphia YIMBY has noted that construction has still not started at a seven-story, 88-unit residential structure proposed at 4219-23 Chestnut Street in Spruce Hill, West Philadelphia. The project will replace a two-story commercial structure on the north side of the block between South 42nd and South 43rd streets. Designed by Wulff Architects, Inc., the building will span 55,280 square feet, and rise 80 feet high to the main roof, and 93 feet to the top of the bulkheads. Features will include a roof deck and parking for 16 cars and 30 bicycles.

Construction Pending at 3900 Main Street in Manayunk, Northwest Philadelphia

A recent site visit by Philly YIMBY has revealed no signs of construction at the site of a mixed-use project proposed at 3900 Main Street in Manayunk, Northwest Philadelphia. Designed by SgRA Architecture, the development will include three new buildings spanning 178,619 square feet and holding a total of 120 residential units. The proposal also includes retail space, a 28,803-square-foot basement level with parking for 52 cars, and space for 40 bicycles.

Construction Complete at 709 South 50th Street in Cedar Park, West Philadelphia

Philly YIMBY’s recent site visit has observed that construction work is complete at a four-unit mixed-use development at 709 South 50th Street in Cedar Park, West Philadelphia, which received permits last September. The development is located on the northeast side of the block between Willows Avenue and Pentridge Street. Designed by CANNOdesign, the building will rise three stories (four if including the third-floor mezzanine), span 4,990 square feet and feature commercial space on the ground floor and a roof deck. Permits specify PMC Construction & Development as the contractor. Construction costs are specified at $437,000.

Philly YIMBY’s recent site visit has noted that construction work is nearly complete at a three-story, six-unit residential structure at 5019 Pentridge Street in Cedar Park, West Philadelphia. The building will be located along Pentridge Street, on a block bound by 51st Street and 52nd Street. Designed by Kore Design Architecture, the project will span 6,634 square feet. Permits list TNA Builders LLC as the contractor and specify a construction cost of $940,000.

Philly YIMBY’s recent site visit has noted that exterior construction is nearly finished at Garden Court, a seven-story, 220-unit extension of an existing building at 4746-48 Spruce Street in Garden Court (alternately Walnut Hill), West Philadelphia. Designed by BLT Architects, the project will allocate 149,590 square feet for apartments, 5,700 square feet of residential amenities, around 29,000 square feet of indoor commercial space (plus a 1,500-square-foot commercial tenant terrace) and parking for around 28 cars and 76 bicycles.

Construction Still Not Started at 4401 Ridge Avenue in East Falls, Northwest Philadelphia

A recent site visit by Philly YIMBY has noted that construction has yet to commence at a 175-unit mixed-use development planned at 4401 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by Oombra Architects and developed by Atapco Properties, the development will span 178,837 square feet and feature 34 studios, 117 one-bedrooms units, and 34 two-bedroom apartments. A total of 4,760 square feet of commercial space will be located on the ground floor on Ridge Avenue, as well as 2,200 square feet of outdoor space. A 8,100-square-foot roof deck and a 3,400-square-foot green roof will be located atop the building. The project will also offer parking for 189 cars and 62 bicycles.

Philly YIMBY’s recent site visit has noted that construction WORK is gradually approaching completion at a multi-building mixed-use development at 918 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by L2Partridge and developed by GY Properties, the development, also known as 918-80 North Delaware Avenue, will consist of five seven-story buildings as well as a smaller single-story structure. The complex will hold a total of 418,480 square feet of space and include 426 residential units.

Philadelphia YIMBY’s recent site visit has noted that demolition work has still not begun at the site of a proposed seven-story mixed-use building at 1321 North Front Street in Fishtown, Kensington. Designed by NORR, the building will span 31,167 square feet and will contain 2,545 square feet of retail and 36 apartments. Permits list East Columbia and Memphis Avenue. as the owner, Peroni Management Inc. as the contractor, and a construction cost of $4 million.

Construction Underway at 23 West Girard Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has observed significant construction progress at a six-story mixed-use development with ground-level retail and 107 residential units at 23 West Girard Avenue in Olde Kensington. Designed by JKRP Architects and developed by Girard Real Estate LLC, the project will span 104,160 square feet and will feature parking for 28 cars and 47 bicycles, full sprinkling, and a roof deck, which, given the building’s future prominence over the surroundings, will likely offer panoramic views of the Center City skyline. Permits list Benchmark Construction Group Inc. as the contractor and specify a construction cost of $21.5 million.

Designed by Coscia Moos Architecture and developed by Hightop Real Estate and Development, the project spans 43,010 square feet (which will include 2,252 square feet of retail) and will feature a basement and a parking garage. Permits list Ferraro Construction Group LLC as the contractor and specify a construction cost of $4 million.
