Construction Nearly Wrapped Up at University Place 3.0 in University City, West Philadelphia

A recent site visit by Philadelphia YIMBY noted that construction work is nearly complete at 3.0 University Place, an eight-story commercial and laboratory development under construction at 4101-23 Market Street in University City, West Philadelphia. Designed by the Sheward Partnership and jointly developed by Silverstein Properties, Cantor Fitzgerald, and University Place Associates, University Place 3.0 will offer 250,000 square feet of Class A office and lab space, which will provide a significant boost to the neighborhood’s rapidly-growing medical services industry, while ground-level retail space will liven up the pedestrian experience.

Construction Underway at 139 North 23rd Street in Logan Square, Center City

A recent site visit by Philadelphia YIMBY has observed that construction work has topped out at a four-story, 115-unit residential building at 139 North 23rd Street in Logan SquareCenter City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also specified as the contractor), the building will span a 43,590-square-foot ground footprint and contain 122,576 square feet of interior space, and will feature full sprinkling, a green roof accessible to residents, as well as an underground garage with space for 42 cars. The development team was permitted to include the current unit count via green roof and mixed-income density bonuses. Construction costs are specified at $35 million.

Philadelphia YIMBY’s recent site visit has revealed that construction work has still not started at the site of a 136-unit mixed-use building at 4145 Chestnut Street in University CityWest Philadelphia. Designed by Coscia Moos Architecture, the 152,230-square-foot building will rise seven stories tall and will feature commercial space on the ground floor and a roof deck at the pinnacle. Construction costs are indicated at $14.6 million.

Construction Nears Completion at 1515 West Stiles Street in Cecil B. Moore, North Philadelphia

Philly YIMBY’s recent site visit has revealed that construction work is nearing completion at a four-story, two-family building at 1515 West Stiles Street in Cecil B. Moore, Lower North Philadelphia. The development, which has been topped out since last visit, rises on the north side of the block between North 15th and North 16th streets, a few blocks south of Temple University. Designed by Harman Deutsch Ohler Architecture, the building will span 3,106 square feet and will feature a basement and a roof deck. Permits list the site as a Philadelphia city property and specify Metro Impact, LLC as the contractor.

Construction Not Yet Started at 2846 Belgrade Street in Port Richmond, Kensington

Philadelphia YIMBY’s recent site visit has noted that construction has not yet started for a single-family dwelling proposed at 2846 Belgrade Street in Port Richmond, Kensington, although permits have been issued in October 2020. The development was originally planned as an expansion of the existing structure, which is situated on the northwest side of the block between East Somerset and East Auburn streets. It appears that the latest plans for the through-block lot call for an unspecified “change of use” for the existing rowhouse at Belgrade Street and construction of a new single-family building on the Miller Street side, which, in a blueprint produced by Agim Belulaj, is shown as a four-story structure designed in a traditionally inspired manner.
