Philly YIMBY’s recent site visit has noted that exterior construction is nearly finished at Garden Court, a seven-story, 220-unit extension of an existing building at 4746-48 Spruce Street in Garden Court (alternately Walnut Hill), West Philadelphia. Designed by BLT Architects, the project will allocate 149,590 square feet for apartments, 5,700 square feet of residential amenities, around 29,000 square feet of indoor commercial space (plus a 1,500-square-foot commercial tenant terrace) and parking for around 28 cars and 76 bicycles.

Construction Still Not Started at 4401 Ridge Avenue in East Falls, Northwest Philadelphia

A recent site visit by Philly YIMBY has noted that construction has yet to commence at a 175-unit mixed-use development planned at 4401 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by Oombra Architects and developed by Atapco Properties, the development will span 178,837 square feet and feature 34 studios, 117 one-bedrooms units, and 34 two-bedroom apartments. A total of 4,760 square feet of commercial space will be located on the ground floor on Ridge Avenue, as well as 2,200 square feet of outdoor space. A 8,100-square-foot roof deck and a 3,400-square-foot green roof will be located atop the building. The project will also offer parking for 189 cars and 62 bicycles.

Construction Nears Completion at 918 North Delaware Avenue in Northern Liberties, North Philadelphia

Philly YIMBY’s recent site visit has noted that construction work is gradually approaching completion at a multi-building mixed-use development at 918 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by L2Partridge and developed by GY Properties, the development, also known as 918-80 North Delaware Avenue, will consist of five seven-story buildings as well as a smaller single-story structure. The complex will hold a total of 418,480 square feet of space and include 426 residential units.

Construction Still Not Started at 321 North Front Street in Fishtown

Philadelphia YIMBY’s recent site visit has noted that demolition work has still not begun at the site of a proposed seven-story mixed-use building at 1321 North Front Street in Fishtown, Kensington. Designed by NORR, the building will span 31,167 square feet and will contain 2,545 square feet of retail and 36 apartments. Permits list East Columbia and Memphis Avenue. as the owner, Peroni Management Inc. as the contractor, and a construction cost of $4 million.

Construction Underway at 23 West Girard Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has observed significant construction progress at a six-story mixed-use development with ground-level retail and 107 residential units at 23 West Girard Avenue in Olde Kensington. Designed by JKRP Architects and developed by Girard Real Estate LLC, the project will span 104,160 square feet and will feature parking for 28 cars and 47 bicycles, full sprinkling, and a roof deck, which, given the building’s future prominence over the surroundings, will likely offer panoramic views of the Center City skyline. Permits list Benchmark Construction Group Inc. as the contractor and specify a construction cost of $21.5 million.

Designed by Coscia Moos Architecture and developed by Hightop Real Estate and Development, the project spans 43,010 square feet (which will include 2,252 square feet of retail) and will feature a basement and a parking garage. Permits list Ferraro Construction Group LLC as the contractor and specify a construction cost of $4 million.

Designed by JKRP Architects, the 145,473-square-foot structure rises 83 feet and features residences ranging from studios to two bedrooms.

A recent site visit by Philadelphia YIMBY has noted that construction is well underway at a seven-story, 78-unit mixed-use building at 1000-10 North Delaware Avenue in Fishtown. The new building will replace a parking lot situated on a block bound by North Delaware Avenue to the southeast, Frankford Avenue to the west, East Allen Street to the north, and Sarah Street to the east. Designed by CANNOdesign and developed by the Archive Development, the structure will span 69,160 square feet, which will include 4,374 square feet of commercial space on the ground floor. Residential amenities will include elevator service, a roof deck, and parking for 26 bicycles. Permits list the Tester Construction Group as the contractor and specify a construction cost of $12.95 million.

Construction Makes Progress at 2101 Washington Avenue in Graduate Hospital, South Philadelphia

Philadelphia YIMBY’s recent site visit has noted that construction has topped out at a six-story, 247-unit mixed-use building at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. Permits list OCF Construction LLC as the contractor and specify a construction cost of $40 million. Construction work also continues at the townhouse portion of the project, which consists of 40 four-story, two-family dwellings, arranged in two rows of 20 and separated by a mid-block drive aisle. The typical structure will span 2,416 square feet and will feature a roof deck and parking.

The new building will replace a dilapidated two-story commercial structure on the east side of the block between Dickinson and Reed streets. The new development will span 11,200 square feet and will feature ground-floor commercial space. Permits list Lepore Properties as the contractor and specify a construction cost of $400,000.
