Construction Not Yet Started at 1428 Callowhill Street in Spring Garden, Lower North Philadelphia

Philadelphia YIMBY’s recent site visit has observed that construction has still not started at the site of a 13-story, 162-unit building proposed at 1428 Callowhill Street in Spring Garden, Lower North Philadelphia, though construction permits have been issued at the end of 2021. Designed by j2a Architects, the structure will span 117,624 square feet and feature parking for 31 cars and 74 bicycles. Permits list BSI Construction as the contractor and specify construction costs of $19 million.

Construction Not Yet Commenced at 1201-15 Callowhill Street in Callowhill, Lower North Philadelphia

A recent site visit by Philly YIMBY has noted that construction has still not begun at a six-story, 65-unit mixed-use building proposed at 1201-15 Callowhill Street in Callowhill, Lower North Philadelphia, despite having received construction permits in 2021. Designed by JKRP Architects, the structure will feature 83,667 square feet of residential area. All units will be designated as co-living spaces, boasting 239 beds in total. The project will also include 3,989 square feet of retail on the ground floor and 8,854 square feet of office and amenity space. A 17,790-square-foot underground garage will hold 41 parking spaces, with two being ADA-compliant and three designated for electric vehicles. A total of 22 bicycle spaces will be included, as well. Permits list a construction cost of $17.2 million.

Facade Rises at 3151 Market Street in University City, West Philadelphia

Philly YIMBY’s recent site visit has observed that construction continues and facade assembly is underway at 3151 Market Street in University City, West Philadelphia. The building rises on the north side of Market Street between North 30th and North 32nd streets, with John F. Kennedy Boulevard to the north. Designed by Gensler and developed by Brandywine Realty Trust, the building will rise 226 feet and 14 stories and will span 495,000 square feet. The structure will house office and laboratory space, as well as retail on the ground floor.

Construction Prep Starts at Freeman Condominiums in Rittenhouse Square, Center City

Philadelphia YIMBY’s recent site visit has noted that preparation for renovation and construction work has begun at the site of the 312-foot-tall, 25-story Freeman Condominiums at 1810 Chestnut Street in Rittenhouse Square, Center City. Designed by Cecil Baker + Partners, the project will renovate the six-story Samuel T. Freeman & Co. Auction House, built in 1923, with five floors of retail and commercial space facing the street, tenant amenities, and six stories of automated vehicle storage in the rear. The slender vertical addition will house 19 condominiums, most of which will be full-floor and bi-level units.

Construction Still Not Started at Harper Square at 113-21 South 19th Street in Rittenhouse Square, Center City

Philadelphia YIMBY’s recent site visit has noted that development still has not begun at Harper Square, a 620-foot-tall, 52-story mixed-use skyscraper proposed at 113-21 South 19th Street in Rittenhouse Square, Center City. Designed by DAS Architecture and Planning and developed by Pearl Properties, the slender, 267,874-square-foot structure will incorporate existing historic buildings into the base and hold around 200 residential units and 30,180 square feet of commercial space.

Construction Still Not Started at 33 North 22nd Street in Center City West

Philadelphia YIMBY’s recent site visit has observed that, years after the original proposal was released, site preparation work has still not started at a 328-foot-tall, 29-story residential high-rise proposed at 33 North 22nd Street in Center City West, a year and a half after a construction permit was issued in November 2021. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also listed as the contractor), the high-rise will span 456,380 square feet and supply 341 apartments as well as a garage for use both by the building’s residents as well as customers of the adjacent Trader Joe’s supermarket, which currently uses the outdoor parking lot at the building site. Permits specify a construction cost of $136 million.

Demolition Imminent at 2012 Chestnut Street in Rittenhouse Square, Center City

A recent site visit by Philadelphia YIMBY noted that preparations for demolition work appears underway at 2012 Chestnut Street in Rittenhouse Square, Center City, with the structures currently occupying the site to be replaced by a 14-story residential tower. Designed by JKRP Architects and developed by the Philadelphia Housing Authority (also the owner) and Alterra Property Group, the building, also known under its full address of 2012-14 Chestnut Street, will feature 162 residential units, of which 130 would run at market rate and another 32 would be classified as “workhouse housing.” The plan also includes around 4,500 square feet of retail space on the ground floor.

Renovations Underway at 1401 South Broad Street in Passyunk Square, South Philadelphia

A recent site visit by Philly YIMBY has documented progress of a renovation project underway at 1401 South Broad Street in Passyunk Square, South Philadelphia. Upon completion, the project will feature four residential units and ground-floor retail space. The project will add 1,787 square feet to the existing 3,554-square-foot building. Construction costs are listed at $205,000.

Construction Nears Completion at 4301 Chestnut Street in Spruce Hill, West Philadelphia

Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at a 275-unit mixed-use building underway at 4301 Chestnut Street in Spruce Hill, West Philadelphia. Designed by JKRP Architects, the building will rise seven stories tall and feature 30,300 square feet of retail space on the ground floor. The residential space will total 147,562 square feet. Amenity space on the second floor will span 3,278 square feet, with 7,895 square feet of common space on the ground floor. A 6,055-square-foot roof deck will be located at the top of the building. An underground garage will hold 75 parking spaces, with two expected to be handicap accessible, one set to be van accessible, four for electric vehicles, and two interior loading spaces. Permits list Turn Key Realty as the contractor and specify a construction cost of $15 million.

Demolition Still Not Started at Penn Presbyterian Medical Center Garage in University City, West Philadelphia

A recent site visit by Philly YIMBY has noted that there are still no signs of demolition work at a 406-car multi-level garage at the northwest corner of Filbert and North 38th streets at the Penn Presbyterian Medical Center campus at 3800 Powelton Avenue in University City, West Philadelphia. The demolition is planned as part of an extensive overhaul of the medical campus, which includes the construction of a nine-story, 481,702-square-foot parking garage in the western section of the campus superblock, which was recently constructed.
