Construction Nearly Complete at 4301 Chestnut Street in Spruce Hill, West Philadelphia

A recent site visit by Philadelphia YIMBY noted that construction work is nearing completion at a 275-unit mixed-use development underway at 4301 Chestnut Street in Spruce HillWest Philadelphia. Designed by JKRP Architects, the structure rise seven stories and will feature 30,300 square feet of retail space on the ground floor. The residential space will total 147,562 square feet. Amenity space on the second floor will span 3,278 square feet, with 7,895 square feet of common space on the ground floor. A 6,055-square-foot roof deck will be located at the top of the building. An underground garage will hold 75 parking spaces, with two expected to be handicap accessible, one set to be van accessible, four for electric vehicles, and two interior loading spaces. Permits list Turn Key Realty as the contractor and indicate a construction cost of $15 million.

At the moment, the vertical-fluted corner sections with vertical gray brick piers appear almost entirely complete at the exterior, with work still in progress on the white-paneled center sections.

4301 Chestnut Street rises within a centrally located, University City-adjacent neighborhood that has seen a rapid influx of new mid-rise residential development. The project is situated around halfway between the 40th and 46th Street stations on the Market-Frankford subway line along Market Street, which runs a block and a half to the north.

  2. West Philadelphia seems to be losing that “West Philly” feel with these mega-projects. It’s being transformed into “anywhere”.

      This seven-story, 275-unit apartment building replaces Chestnut Plaza, a one-story, low-quality, stucco-cladded strip mall that included a Pennsylvania State liquor store, Kilimanjaro Café, Medina Halal Meat Market, Philly Smoke Shoppe & Lounge, SunRay Drugs, Donuts Plus, and Emerald Laundromat. The strip mall was surrounded by a sizable surface parking lot fronting both Chestnut and 44th Streets, a horrible use of the prominent location, with automobile storage consuming a large portion of the block.

      The liquor store relocated across 43rd St. to Next LVL. Kilimanjaro Café is reopening in the new building. Signage indicates that Grocery Outlet is opening May 30, 2024. Three of the seven Chestnut St. trees are preserved but none of the three 44th St. mature shade trees remain.

      The new building eliminates Chestnut St. curb cuts and contributes to the growing street wall, making walking and biking that much more pleasant. Approximately 400 new residents enliven the area, shopping, dining, working and enjoying. Safety improves. Jobs increase. New shops open. Philly’s tax base grows. There are myriad benefits.

      • Yes, and monstrosities like this are why Spruce Hill is now pushing for historic designation for the entire area. Which will increase the costs of homes and apartments, raise property taxes even more and cause hardship just trying to replace a window. What we need is affordable safe clean housing. Not more “high end luxury” that continues to push long time residents out.

    Philadelphia is a city a great architecture and history now we have this kind of big box store ugliness erected everywhere. The designer doesn’t deserve to be called and architect, it’s lazy design.
