Construction Still Not Started at 1101-33 South 9th Street in the Italian Market in South Philadelphia

Philly YIMBY’s recent site visit has observed that construction has still not started at the site of a proposed seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market in South Philadelphia, although site prep is currently underway. The structure will rise at the southeast corner of 9th Street and Washington Avenue, replacing a large parcel that has long sat vacant. Designed by BLT Architects, the development will span 204,351 square feet and feature 15,192 square feet of commercial space and parking. Permits list HC Pody Company as the contractor and specify a construction cost of $52 million.

Construction Nearly Complete at 1704 Frankford Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has observed that construction work is nearly complete at a three-story, nine-unit mixed-use building at 1700 Frankford Avenue in Fishtown. The structure will rise on the west side of the block between East Columbia Avenue and West Palmer Street. Designed by Ambit Architecture, the building will span 4,728 square feet and will feature ground-floor commercial space and a cellar. Permits list GRIT Construction as the contractor and indicate a construction cost of $1.1 million.

A recent site visit by Philadelphia YIMBY has noted that construction work is complete at a three-story two-family rowhouse at 438 West Susquehanna Avenue in North Philadelphia East. The structure rises from a vacant lot situated on the south side of the block between North Orkney Street and North 5th Street. Designed by the Parallel Architecture Studio, the building spans 2,820 square feet and includes a cellar and a roof deck. Permits list the G&J Group as the contractor.

Construction Nears Completion at 1700 North Front Street in Fishtown

A recent site visit by Philadelphia YIMBY has observed that construction work is nearing completion at a five-story, 204-unit building underway at 1700 North Front Street in Fishtown. The structure rises in place of a parking lot that spanned a block bound by the Front Street, which carries the elevated Market-Frankford subway line, to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot project will offer 123,218 square feet of residential space (including 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite) and 16,429 square feet of retail. The development will also provide parking for 70 bicycles.
