Construction Still Pending at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia

Philadelphia YIMBY’s recent site visit has observed that construction has still not started at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. The new building will rise between 2nd, Callowhill, and Willow streets in the southeast corner of Northern Liberties, near the Delaware River waterfront and a block north of Old City. Designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, (aka National Development) and The KRE Group, the tower will span 351,927 square feet and hold 397 residential units, 20,431 square feet of retail, and 105 parking spaces. Construction costs are listed at $93 million.

Construction Nears Completion at The Keystone at 417 Callowhill Street in Northern Liberties, Lower North Philadelphia

A recent site visit by Philly YIMBY has observed that construction work is nearly complete at The Keystone, a seven-story, 220-unit residential building underway at 417 Callowhill Street in Northern Liberties, Lower North Philadelphia. Designed by Bernardon, the building will be situated just to the north of Old City and will offer apartments ranging from studios to two-bedroom apartments, 29,980 square feet of amenities, and an extensive roof deck, and parking for 71 cars.

Construction Complete at 231 West Johnson Street in Morton, Northwest Philadelphia

Philly YIMBY has confirmed that construction work is complete at a five-story, 32-unit multi-family development at 231 West Johnson Street in Morton, Northwest Philadelphia. The 35,519-square-foot structure offers 32 residential units and 19 parking spaces. Permits list Scott Woodruff as the architect and Venco Builders Inc. as the contractor. Construction costs are indicated at $4.97 million.

Philadelphia YIMBY’s recent site visit has observed significant construction progress at a 20-unit townhouse development at 1031 Germantown Avenue in Northern Liberties, Lower North Philadelphia. Designed by JKRP Architects, the development will span a wedge-shaped parcel bordered by Germantown Avenue to the southwest and West Allen Street to the north, and will comprise the first phase of a complex that will feature 15 more townhouses in the future.

A recent site visit by Philadelphia YIMBY has verified that construction work is complete at Edgewater Apartments, a seven-story, 180-unit residential building at 230 North 23rd Street in Logan Square, Center City. Designed by JKRP Architects, the 145,473-square-foot structure stands 83 feet tall and features residences ranging from studios to two bedrooms.

Construction Progresses at 700-30 North Delaware Avenue in Northern Liberties, North Philadelphia

Philadelphia YIMBY’s recent site visit has noted that construction work is making progress at a half-million-square-foot, 488-unit mixed-use development at 700-30 North Delaware Avenue on the Delaware River waterfront in Northern Liberties, North Philadelphia. Designed by JKRP Architects, the complex will consist of two seven-story buildings, one spanning the east half of the lot at 700-30 North Delaware Avenue and another to the west at 711-35 North Front Street, with a retail-fronted pedestrian promenade between the two offering public space.

Construction Complete at 80 East Sharpnack Street in Mount Airy, Northwest Philadelphia

Philly YIMBY’s recent site visit has confirmed that construction work is complete at a rowhouse complex at 80 East Sharpnack Street in Mount Airy, Northwest Philadelphia. The six attached single-family residences are situated along Magnolia Street, although the site’s location at the corner of Sharpnack Street gives the project an address at the latter. Designed by Ruggiero Plante Land Design, with ANC Builders Inc. as the contractor, each building rises three stories tall and spans 2,238 square feet, with a height measuring 38 feet to the main roof and 48 feet to the top of the pilot house. The rowhouses share a common rear drive aisle, which provides access to in-building garages.

Facade Assembly Anticipated at 1000-10 North Delaware Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has observed that construction work has made substantial progress at a seven-story, 78-unit mixed-use development at 1000-10 North Delaware Avenue in Fishtown. The new structure replaces a parking lot situated on a block bound by North Delaware Avenue to the southeast, Frankford Avenue to the west, East Allen Street to the north, and Sarah Street to the east. Designed by CANNOdesign and developed by the Archive Development, the building will span 69,160 square feet, which will include 4,374 square feet of commercial space on the ground floor. Residential amenities will include elevator service, a roof deck, and parking for 26 bicycles. Permits specify the Tester Construction Group as the contractor and indicate a construction cost of $12.95 million.

A recent site visit by Philadelphia YIMBY has observed no construction activity at the site of a four-story, 67-unit residential building at 6327 Musgrave Street in Germantown, Northwest Philadelphia. The site sits on the northeast side of the block between East Washington Lane and East Duval Street. Designed by KJO Architecture, the building will span 56,140 square feet and will feature elevator service, a partial basement, a courtyard, balconies, parking for 24 bicycles, and a green roof.
