Construction Complete at 2121 East Dakota Street in Fishtown

A recent site visit by Philadelphia YIMBY has confirmed the completion of construction at a three-story single-family rowhouse at 2121 East Dakota Street in Fishtown. Like its twin next door at 2023 Est Dakota Street, the new building replaces a vacant lot situated on the northeast side of the block between Amber Street and Trenton Avenue. The structure spans 1,500 square feet and features a basement and a roof deck. Permits list Paul Dietz as the design professional and Fidan Basha as the contractor.

Construction Underway at 801 North 19th Street in Francisville, Lower North Philadelphia

A recent site visit by Philly YIMBY has observed that construction work is well underway at a 149-unit residential complex at 801 North 19th Street in Francisville, North Philadelphia, aside from a large earthen berm that was not present at the time of our previous visit in April. Designed by NORR, the project will consist of a five-story, 115-unit apartment building as well as 34 three-story townhouses clustered around an interior courtyard and parking lot. The 104,596-square-foot multi-family building will offer units spanning between 498 to 1,004 square feet, an amenity area situated at the fifth floor, and 52 parking spaces in a basement garage.

Construction Complete at 545 North Broad Street in Poplar, Lower North Philadelphia

In recent days, Philly YIMBY checked in on the nine-story-tall, 108-unit mixed-use recently completed building at 545 North Broad Street in Poplar, Lower North Philadelphia. The development is located rises on the east side of the street, spanning a lot bordered by Brandywine Street to the south and Green Street to the north. Designed by CANNOdesign and developed by Elk Street Management, the development spans 152,635 square feet, a figure that includes 11,130 square feet of commercial space on the ground floor. The building features a roof deck and parking for 31 cars and 50 bicycles. Permits list the Daniel J. Keating Company as the contractor and specify a construction cost of $20 million.

Designed by DesignBlendz, the structure will span 27,519 square feet and feature commercial space at the ground floor and a green roof at the top. Permits list GRIT Construction as the contractor and indicate a construction cost of $5.5 million.

Philadelphia YIMBY’s recent site visit has noted that construction has still not started at a six-story, 453-unit apartment development proposed at 2621-67 Frankford Avenue in East Kensington. Designed by Harman Deutsch Ohler Architecture (also known as HDO Architecture), with Turn Key Realty LLC as the contractor, the structure will span 412,703 square feet. Construction costs are listed at $72 million.
