Philadelphia YIMBY’s recent site visit has noted no signs of construction of any kind at 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street, a dormant avant-garde project proposed in Center City West. Originally developed by the Brandywine Realty Trust, the development has sat on the drawing boards for several years, with the latest, 350-foot-tall design crafted by Edry McHenry Architects.

Construction Continues at Broad and Washington at 1001 South Broad Street in Hawthorne, South Philadelphia

Philly YIMBY’s recent site visit has observed that construction continues to progress at Broad and Washington, a 15-story, 1,111-unit complex at 1001 South Broad Street in Hawthorne, South Philadelphia. Designed by the BKV Group, the development will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The 1,516,218-square-foot project will cost nearly $306 million to build.

Construction Nears Completion at 608 South American Street in Queen Village, South Philadelphia

Philly YIMBY’s recent site visit has observed that construction is nearly complete at a four-story, nine-unit residential structure at 608 South American Street in Queen VillageSouth Philadelphia. The new structure replaces a joined pair of prewar rowhouses on the west side of the block between South Street and Bainbridge Street. Designed by Gnome Architects, the new building will span 9,173 square feet and will feature a basement and two private roof decks. Permits list Cassidy McGrath as the contractor and specify a construction cost of $1.2 million.

Potential Development Site Sits Dormant at 1222 Vine Street in Chinatown, Center City

A recent site visit by Philadelphia YIMBY has noted no signs of new development at a pair of parking lots spanning nearly two entire city blocks at 1222 Vine Street in Chinatown, Center City, just north of the Convention Center, held by the Parkway Corporation as a potential development site. Parkway is notable for holding and operating parking lots throughout the city and beyond and, when a favorable opportunity arises, redeveloping them, whether on their own or with a partner. The case at 1222 Vine Street appears to be the latter, as the site is listed on Parkway’s “opportunities” page. The combined site spans somewhere between 52,728 to 62,840 square feet and, under its CMX-4 zoning, may by right yield well over 600,000 square feet of development space it built to a floor-area-ratio of 12 to 1.
