Permits Issued for Rockefeller Group Logistics Center at 15000 Roosevelt Boulevard in Somerton, Northeast Philadelphia

Permits have been issued for the construction of the Rockefeller Group Logistics Center, an industrial development proposed at 15000 Roosevelt Boulevard in Somerton, Northeast Philadelphia, which will span a total of 656,904 square feet contained within two buildings surrounded by parking lots and landscaping. The project will span a sizable lot at the northern corner of Roosevelt Boulevard and Southampton Road, where the Philadelphia State Hospital at Byberry once stood. For Building 1, permits list a floor area of 318,696 square feet and a construction cost of $28.6 million. For Building 2, permits list a floor area of 338,208 square feet and a construction cost of $29.9 million. The design team consists of the Rockefeller Group and PCCP, LLC as the developers, NORR as the architect, Pennoni Associates as the civil engineer, and IMC Construction as the general contractor.

YIMBY Looks at Project Details for 63-Unit Building Planned at 26 South 42nd Street in Spruce Hill, West Philadelphia

Last December, YIMBY reported that permits were issued for the construction of a seven-story, 63-unit mixed-use development at 26 South 42nd Street in Spruce Hill, West Philadelphia. The project will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the structure will span 56,664 square feet and will include 4,828 square feet of retail. The building will provide parking for 42 bicycles well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and a construction cost of $6.8 million. Permits Issued for 63-Unit Building at 26 South 42nd Street in University City, West Philadelphia

Permits have been issued for the construction of a seven-story, 63-unit mixed-use building at 26 South 42nd Street in University City, West Philadelphia. The structure will be situated on the west side of the block between Ludlow and Chestnut streets. Designed by Coscia Moos Architecture, the structure will span a footprint of 8,241 square feet and hold 56,664 square feet of interior space. In addition to residences, the development will include 4,828 square feet of retail space and 741 square feet of assembly space (listed as “worship, recreation, amusement, [or] other”). Permits list Sisko Inc. as the owner, Sergio Coscia as the design professional, and IMC Construction as the contractor. Construction costs are specified at $6.8 million.

As Facade Ascends at 2222 Market Street, YIMBY Looks Back at the Year’s Progress at the 295-Foot-Tall Office Building Rising in Center City West

The 25th place on Philly YIMBY’s December 2021 Development Countdown goes to the 295-foot-tall, 19-story office building under construction at 2222 Market Street in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.

Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the building will offer 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail. Parking for 47 vehicles will be available in an underground garage. The development was built to spec for Morgan Lewis, a major law firm that will use the building as its new headquarters.
