A new design has been unveiled for a large office development proposed at 2000 Arch Street in Logan Square, Center City. Designed by L2P and developed by the Parkway Corporation, the tower will stand 18 stories and 257 feet tall. Chubb is the key tenant lined up for the 474,193 square foot super structure. A total of 74 parking spaces will be located underneath the building, with four being accessible.

As expected, Philadelphia YIMBY’s recent visit to the site of an apparently dormant proposal for a 317-foot-tall, 27-story residential high-rise at 709 Chestnut Street (aka 709-13 Chestnut Street) in Market East, Center City revealed no signs of new construction. The site is located on the north side of the block between South 7th and South 8th streets, a block west of Independence Hall and the Liberty Bell. The project is a development by the Parkway Corporation, a company that specializes in operating parking lots (such as the one at 709 Chestnut Street) while looking for opportunities to redevelop said lots into residential and/or commercial properties, either on their own or in partnership with other developers. The latest iteration for the site at hand was dDesigned by Edry McHenry Architects and had Roseland Properties attached as a co-developer, and was slated to offer 278 residential units.
Substantial development progress continues in Center City West, with multiple new buildings transforming the neighborhood. Over the course of the past year, 2222 Market Street has risen 295 feet tall and 20 stories above ground. Cladding rises nearly halfway up on the newest office tower in Philadelphia, which is currently under construction at 2222 Market Street in Center City West. The building rises 295 feet and 20 stories tall, situated in an area that will soon become a new development hub, near the Schuylkill River. The project was designed by Gensler, which is also behind several other new projects in the vicinity, and developed by Parkway Commercial Properties, which owns several parking lots around the city which it redevelops when the opportunity arises. Developer and parking lot operator Parkway Corporation is currently looking for opportunities to redevelop a 14,495-square-foot parking lot at 19-27 South 8th Street in Market East, Center City. There appear to be no active proposal currently planned for the site, as no permits have been filed and the property is listed in the developer’s “opportunities” section. As with many of Parkway’s other parking lots, it appears that the operator/developer is looking for an anchor tenant and/or a development partner.
