An In-Depth Look at Parking Garage Planned at University Place 5 at 17 North 41st Street in West Powelton, West Philadelphia

Last week, YIMBY shared a proposal for a University Place 5.0, a five-and-a-half-tier, 495-car garage planned for construction at 17 North 41st Street in West Powelton, West Philadelphia. The structure will rise as part of a greater University Place complex, which has been under development over the course of the past several years. Developed by the University Place Associates and designed by ISA (Interface Studio Architects), with IMEG as the architect of record, the proposed building will span 165,950 square feet. According to the developer, the facility will both support the existing University Place campus as well as provide general public parking as well as neighborhood amenities that include a dog park and a community garden. Today we take a closer look at the project as it was recently presented submission to the Philadelphia City Planning Commission’s Civic Design Review committee.

Permits Issued for 2964 Richmond Street in Port Richmond, Kensington

Permits have been issued for a new multi-family renovation and addition to existing structures standing at 2964 Richmond Street in Port RichmondKensington. The project will entail the renovation of an existing row house in site and addition to this row house and industrial building at the rear of the property. The development will add 11 residential units to the site, all being apartments, and will also expand upon the commercial space that is situated along Richmond Street. The renovations will occur over 2,694 square feet of space, while the added floor space of 7,485 square feet will bring the new structure’s total to 10,179 square feet of space. ISA is the firm behind the project’s design.

Construction Complete at Shepherd Lofts at 314 South 46th Street in Cedar Park, West Philadelphia

A recent site visit by Philly YIMBY has confirmed that construction work has been completed at Shepherd Lofts, a four-story, 25-unt residential renovation project at 314 South 46th Street in Garden CourtWest Philadelphia. Designed by Interface Studio Architects (ака ISA), the project transforms the prewar building of the Good Shepherd Community Church, situated on the west side of the block between Spruce and Pine streets, into residential space, and adds a new four-story structure in its former courtyard. The development spans 17,768 square feet, of which 7,743 square feet are identified as a new addition. Permits list the Ferraro Construction Group as the contractor and indicate a construction cost of $2 million.

Rowhouse Construction Anticipated at 1238 North Howard Street in Fishtown

In October 2020, Philadelphia YIMBY reported that permits have been filed for a single-family rowhouse at 1238 North Howard Street near the junction of Fishtown and Olde Kensington. Our recent site visit has revealed that no construction has taken place since, though an updated construction permit issued this January indicates that the project is still under development. Designed by Interface Studio Architects and developed by Callahan Ward (which also serves as the contractor), the building will rise three stories plus basement, span 1,539 square feet, and feature a back yard and a roof deck.
