YIMBY Shares Renderings for 250 Gates Street in Manayunk, Northwest Philadelphia

Last month, Philly YIMBY reported that permits have been issued for the construction of two four-story single-family buildings at 250 Gates Street in Manayunk, Northwest Philadelphia; today we share renderings for the project. Also known under the address of 4768R-72 Silverwood Street, the two structures are tentatively listed as Parcel A and Parcel B. Each of the buildings lists JOs. Serratore & Co. Architect as the designer and Meir Badush of Northeast Renovations LLC as the contractor.

Permits Issued for 522 Green Lane in Manayunk, Northwest Philadelphia

Permits have been issued for the construction of a three-story, seven-unit multi-family building at 522 Green Lane in Manayunk, Northwest Philadelphia. The new development will replace a two-story residential building located on the northern side of the block between Ridge Avenue and Lawnton Street. Designed by Designblendz, with Alfa Engineering providing additional design services, the building will span 7,313 square feet and will feature a roof deck. Permits list JA Builders as the contractor and specify a construction cost of $997,255, of which $10,000 is allocated toward excavation work.

Renderings Revealed for 3900 Main Street in Manayunk, Northwest Philadelphia

Renderings have been revealed for a large mixed-use development located at 3900 Main Street in Manayunk, Northwest Philadelphia. Designed by SgRA Architecture, the project will consist of three new mixed-use buildings spanning 178,619 square feet and holding a total of 120 residential units. At the ground floor, there will be three retail spaces, a residential lobby, mail and trash rooms, and 40 bike spaces. A mezzanine area is listed as featuring three retail office spaces. A 28,803-square-foot basement level will hold 52 underground parking spaces.

Permits have been issued for the construction of a three-story, 15-unit apartment building at 3838-52 Pechin Street in Manayunk, Northwest Philadelphia. The development will replace an overgrown lot at a hilltop site at the east side of the block between Ridge Avenue and Hermit Street. Designed by 3GHC Architects and Ruggiero Plante Land Design, the project will span 11,790 square feet and will feature parking for six vehicles. Permits list 2nd Story Renovations as the contractor and a construction cost of $2 million.

Renovation Permits Issued for 161 and 176 Conarroe Street in Manayunk, Northwest Philadelphia

Permits have been issued for two multi-family developments, located on the same block, at 161 and 176 Conarroe Street, in Manayunk, Northwest Philadelphia. At 161 Conarroe Street, plans call for the addition of an interior elevator and garage area. The rest of the building will be converted to hold more residential space, with 20 apartments added inside. In total, the building will offer 33,520 square feet of space, and renovation work is expected to cost $2 million. At 176 Conarroe Street, a very similar project is in the works. The three-story building will see its interior renovated into 15 apartments. In total, this building will offer 23,300 square feet of space, with renovation costs estimated at $1.5 million. Between the two projects, 35 residential units will be added to the block.

Permits Issued for 36-Unit Building at 3811 Main Street in Wissahickon, Northwest Philadelphia

Permits have been issued for the construction of a six-story, 36-unit apartment building at 3811 Main Street in Wissahickon, Northwest Philadelphia. The development will rise on the northeast side of the street, across from the Schuylkill River. The structure will span a 28,174-square-foot footprint and will offer 69,876 square feet and will include five commercial spaces and full sprinkling. A total of 46 parking spaces will be offered, which include four accessible and three electric vehicle spaces. In addition, space will be allocated for 12 bicycles. Permits list W-G Main Street LLC as the owner, David J. Plante of Ruggiero Plante Land Design as the design professional, and US Best Construction Inc. as the contractor. Construction costs are specified at $5.7 million.

All six share the same address but are filed under separate permits as parcels A through F. The permits are identical, with each calling for an attached single-family structure with a 1,831-square-foot footprint and a roof deck. 437 Krams Ave LLC is the listed owner.

Demolition Underway at Site of Future 50-Unit Development at 6604 Ridge Avenue in Roxborough, Northwest Philadelphia

Demolition is underway at 6604 Ridge Avenue in Roxborough, Northwest Philadelphia, where a five-story, 50-unit development is planned. Designed by M Architecture and developed by Stamm Development Group, the development will feature studios, one-bedroom, and two-bedroom apartments, as well as a fitness center, a large, planted and fully furnished roof deck, and parking at the ground level. Rendering depict a modern structure clad in gray brick, with a bronze-colored mesh at the parking level. Similar bronze-colored trim surrounds the large windows.

Permits Issued for 4328 Main Street in Manayunk, Northwest Philadelphia

Permits have been issued for the construction of a three-story mixed-use structure at 4328 Main Street in the heart of Manayunk, Northwest Philadelphia. The building will yield four residential units and a ground-floor commercial space, and will feature a roof deck that has been the subject of opposition from the Historical Commission. The project is expected to cost $600,000 to build.

Townhouse Complex Proposed at 209-211 Delmar Street in Manayunk, Northwest Philadelphia

A 23-townhouse complex has been proposed at 209-211 Delmar Street in Manayunk, Northwest Philadelphia. Designed by Alma Architecture, the development combines the city’s traditional rowhouses with a courtyard typology as a solution for the deep-set, sloped site, as illustrated in the firm’s recent Civic Design Review submission. The design is a novel adaptation to a challenging site in Northwest Philadelphia’s hilly terrain, which contrasts with the generally flat city.
