Philly YIMBY’s recent site visit has observed that construction work is underway at a three-story single-family rowhouse at 2249 Pemberton Street in Graduate Hospital, South Philadelphia. The development replaces a two-story prewar rowhome situated on the north side of the block between South 22nd and South 23rd streets. Designed by J.O.S. Serratore & Company Architects, the structure will span 2,520 square feet and will feature a cellar and a roof deck. Permits list Kildare Construction as the contractor.

Permits have been issued for the construction of a three-story two-family rowhouse at 4248 Ogden Street in Belmont, West Philadelphia. Designed by JOs. Serratore & Co. Architect, the new structure will replace a portion of a large vacant lot situated on the south side of the block between Hutton Street and North 43rd Street. The new building will span 2,665 square feet and will include a basement and a roof deck. Permits list Meir Badush of Northeast Renovations LLC as the contractor.

Last month, Philly YIMBY reported that permits have been issued for the construction of two four-story single-family buildings at 250 Gates Street in Manayunk, Northwest Philadelphia; today we share renderings for the project. Also known under the address of 4768R-72 Silverwood Street, the two structures are tentatively listed as Parcel A and Parcel B. Each of the buildings lists JOs. Serratore & Co. Architect as the designer and Meir Badush of Northeast Renovations LLC as the contractor.

Permits have been issued for a four-story, three-unit mixed-use building at 261 South 60th Street in Cobbs Creek, West Philadelphia. The development will replace a two-story prewar building situated on the east side of the block between Irving Street and Manning Street. The retail space at the ground floor will contribute to the commercial corridor along the street, and three residential units will be located above. The structure will rise from a 900-square-foot footprint and will contain 4,472 square feet of interior space. Permits list Raphael Realty LLC as the owner, JOs. Serratore & Co.
