Permits have been issued for the construction of a three-story single-family rowhouse at 2128 East Birch Street in Port Richmond, Kensington. The new structure will rise from a vacant lot situated on the southwest side of the block between Martha and Amber streets, a block to the south of Frankford Avenue. Designed by J.O.S. Serratore & Company Architects, the structure will span 2,035 square feet and will feature a basement and a roof deck. Permits list Meir Badush of Northeast-Renovations as the contractor.
Construction costs are specified at $318,500, of which $280,000 is allocated toward general construction, $12,000 for electrical work, $13,500 for mechanical work, and $13,000 for plumbing work.
The impact structure’s prominent elevation above the surrounding two-story prewar rowhouses will be mitigated by an eight-foot-deep third-story setback. On the lower floors, a brick façade and a second-story cornice make for a context-appropriate design.
The Somerset Station on the Market-Frankford Line is situated within a ten-minute walk to the northwest.
