Construction permits have been issued for a three-story single-family residential building at 4489 Boone Street in Manayunk, Northwest Philadelphia. The townhouse, part of a proposed two-building complex known as the Green Lane Development in the construction documents, will be constructed upon a currently vacant lot sited at the eastern side of the block between Carson Street and Green Lane. The new structure will span 2,297 square feet and will feature a roof deck. The development team includes Studio C Architecture as the designer, Paul Lonie as the land surveyor, and Andy Mulson as the contractor.
Construction costs are listed at $445,000, or approximately $194 per proposed interior square foot. The figure includes $350,000 for general construction work, $15,000 for electrical work, $20,000 for mechanical work, $30,000 for plumbing work, and $30,000 for excavation work.

The semi-detached structure will rise next door to 4487 Boone Street, an essentially identical townhouse developed by the same project team. The proposed building will rise approximately 33 feet to the main roof, with floor-to-floor slab heights spanning ten feet. A low crawl space will sit underneath the ground floor.

According to renderings, the structure will be clad in red-brown brick pleasantly contextual to the surrounding streetscape, comprised predominantly of prewar rowhouses. Further contextually complementary features will include a large-block masonry-styled base, a raised front stoop, and black detailing at the front door surround, sash window frames, and the attractive articulated cornice above the second floor. Above the cornice, the third floor will sit eight feet away from the street line. In an intriguing turn of phrase, the zoning submission blueprints curiously classify as an “unoccupied roof deck.”

Local transit options include the route 32 and 35 buses, as well as the Manayunk station on the SEPTA regional rail, which is situated within a nine-minute walk to the southwest. The rail station anchors a shopping and dining corridor that runs proximate to the scenic Schuylkill Canal, which features a rustic pedestrian promenade.
