Permits have been issued for the construction of a 27-unit residential building at 203 Leverington Avenue in Northwest Philadelphia’s Manayunk neighborhood. The permit calls for a four-story, 31,835-square-foot structure that features parking for 32 cars and nine bicycles, as well as a roof deck. 201 Leverington Avenue BSP LP is the listed owner and Studio C Architecture is the designer.
The building permit lists a total construction cost of $5.6 million, which includes $5.45 million for general construction and $150,000 for excavation.

The proposal consists of a semi-detached structure with Group R-2 residential use. The approved scope calls for Type I-A construction at the basement and first floor and Type V-B construction from the second through fourth floors. The zoning permit lists the site in the I-2 Medium Industrial zoning district approved for residential use.

Zoning drawings describe the new construction as Parcel B, separate from Parcel A, which is shown as an existing building planned for renovation and residential conversion. Parcel B is listed as a 9,833-square-foot new-construction area with a proposed four-story multi-family building containing 27 units, a roof deck, parking, and bicycle spaces. The zoning table lists a proposed occupied area of 92.3 percent, a rear yard depth of eight feet, and a floor-area ratio of 290 percent. The revised proviso plans reduced the proposed height of Parcel B from 44 feet to 41 feet.

Plans show the new building on the Leverington Avenue site, with residential units above structured parking. The basement plan shows parking areas, mechanical lift parking spaces, a mechanical/trash room, and bicycle parking.

Elevations depict light masonry-patterned cladding, dark vertical façade panels, gridded windows, and stacked balcony elements. The north elevation places the top of roof deck at 41 feet and the fourth floor at 31 feet, while the east elevation shows a darker side façade with residential openings and garage access at the lower level.
