A recent site visit by Philadelphia YIMBY has noted sustained construction progress at a 20-unit townhouse complex at 1031 Germantown Avenue in Northern Liberties, Lower North Philadelphia. Designed by JKRP Architects, the development will span a wedge-shaped parcel bordered by Germantown Avenue to the southwest and West Allen Street to the north, and will comprise the first phase of a project that will feature 15 more townhouses in the future.

Construction Stalls at 2331-33 East York Street in Olde Richmond

A recent site visit by Philadelphia YIMBY has observed that construction work appears to have stalled at a three-story, four-unit mixed-use building at 2331-33 East York Street in Olde Richmond, Kensington. The development stands on the east side of the block between Memphis Street and Cedar Street, just one lot south of the intersection of York and Memphis. Designed by Plato Marinakos, the building will hold commercial space (a restaurant, according to permits and the rendering) in the basement and on the first floor and four residential units above. The 7,400-square-foot structure will feature a roof deck, which, judging by the building’s height and lack of nearby obstructions, will offer decent views of the skyline. Permits list PASP LLC as the contractor and indicate a construction cost of $500,000.

Construction Nears Completion at 1700 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has noted that construction work is nearing completion at a three-story, nine-unit mixed-use building underway at 1700 Frankford Avenue in Fishtown. The structure stands on the northwest corner of Frankford Avenue and East Columbia Avenue. Designed by Ambit Architecture, the development will span 13,924 square feet and will include ground-floor commercial space and a basement. Permits list GRIT Construction as the contractor and list a construction cost of $2.175 million.

Philly YIMBY’s recent site visit has observed sustained construction progress at a five-story, 54-unit residential building at 2630 West Girard Avenue in Brewerytown, North Philadelphia. Designed by ISA and developed by ADCO (American Development Company) and Callahan Ward, the structure, located under the full address of 2630-38 West Girard Avenue, is part of a greater complex that will also include 104 additional units sited within four-story winds along Taney and North 27th streets, bringing the total residential unit count to 160.

Philly YIMBY’s recent site visit has observed sustained construction progress at an eight-story, 21-unit mixed-use building underway at 1000 Spring Garden Street in Callowhill, Lower North Philadelphia. the building rises on the southwest corner of Spring Garden Street and North 10th Street. Designed by HDO Architecture and developed by KT Investments, the structure will span 19,504 square feet and feature commercial space (likely at the ground floor), bicycle storage, and a roof deck. Permits list Liu Construction as the contractor.

A recent site visit by Philly YIMBY has noted significant construction progress at a five-story, 40-unit residential building at 909-17 North 26th Street in Brewerytown, North Philadelphia. Designed by Kore Design Architecture, the structure will include 18 underground parking spaces, two of these being van accessible. There will also be 17 bike spaces and a a roof deck. The building will span 53,093 square feet.

Developed by Breakthrough Properties, the development will feature 225,000 square feet of life science research and development space, 15- to 17-foot floor-to-floor heights, and various tenant amenities.

The structure will rise from a vacant lot sited on the southern corner of East Norris Street and Trenton Avenue. Designed by Fusa Designs, the structure will span 3,694 square feet and will feature a basement and a roof deck. Permits list LK Builders as the contractor.

Construction Complete at Broad + Noble at 435 North Broad Street in Callowhill, Lower North Philadelphia

Philly YIMBY stopped by Broad + Noble, a recently completed 19-story, 344-unit development at 435-43 North Broad Street in Callowhill, Lower North Philadelphia. The complex derives its name from its location at the northeast corner of Broad and Noble streets. Designed by Barton Partners and developed by Toll Brothers, with Clemens Construction Company as the contractor, the stands 231 feet feet tall and spans 371,302 square feet, and features and underground parking. Permits indicate a construction cost of $70 million.
