No Construction Progress Yet at 3644 Wharton Street in Grays Ferry, South Philadelphia

At the end of 2020, YIMBY reported that permits have been filed for the construction of a single-family residential structure at 3644 Wharton Street in the Forgotten Bottom section of Grays Ferry in South Philadelphia. The structure will replace a vacant lot on the south side of the block between South 36th Street and Schuylkill Avenue. Designed by Joseph S. Serratore & Company Architects (JOs. Serratore & Co. Architect Inc. aka JAS), the building will rise three stories and hold 2,285 square feet of interior space. Features will include full sprinkling, a basement, and a roof deck, which, due to the building’s prominence over adjacent structures, will offer dramatic vistas of the nearby Center City and University City skylines. Permits list South Campus LLC as the owner and Cormac McAller as the contractor.

In fall 2020, YIMBY reported that permits have been filed for the construction of a single-family townhouse at 1328 South 31st Street in Grays Ferry in South Philadelphia. The building will replace a vacant lot on then west side of the block between Wharton Street and Reed Street. Designed by Scale Design Group, the development will rise three stories and hold 2,164 square feet of interior space. The project will feature full sprinkling, a basement, and a roof deck. Permits list Shawn D. Thomas as the owner and 3027 Darien Street LLC as the contractor.

Facade Nearly Complete at 2966-68 Richmond Street in Port Richmond, Kensington

Philadelphia YIMBY’s recent site visit has revealed that exterior work nears completion at the four-story, ten-unit mixed-use building under construction at 2966-68 Richmond Street in Port Richmond, Kensington. The development rises on the north side of the block between Ann Street and East Indiana Avenue, across from the Interstate-95 aka the Delaware Expressway. Designed by KJO Architecture, the structure will hold 9,745 square feet of space, of which 2,000 square feet will be allocated for commercial (office) space. The remaining 7,745 will be residential, lending an average of just under 775 square feet per unit. The building will be fully sprinkled. Permits list A Frame Management LLC as the contractor and a construction cost of $1.6 million.

No Progress Yet at Site of Two-Unit Rowhouse Proposed at 2951 Frankford Avenue in Port Richmond, Kensington

Last September, YIMBY reported that permits have been issued for the construction of a three-story mixed-use rowhouse at 2951 Frankford Avenue in Port Richmond, Kensington. Our recent site visit revealed that, five months later, no construction work of any kind has yet taken place at the site. The structure will span 3,374 square feet, which will be roughly evenly split between a business component (1,701 square feet) and two residences (1,673 square feet in total, with an average of 837 square feet per unit). The structure will feature full sprinkling and a roof deck. Permits list Matag Ventures LLC as the owner and Adam R. Sinclair as the contractor. Plans submitted with the planning department list Raymond F. Rola as the architect, though permits specify Kevin Korejko as the design professional. The construction cost is specified at $450,000.

YIMBY Shares an Encore of Construction Photos for The Standard at Philadelphia in University City, West Philadelphia

A few days ago, Philly YIMBY shared a construction update for The Standard At Philadelphia, a 209-foot-tall, 19-story residential tower under construction at 119 South 31st Street in University CityWest Philadelphia. Designed by CUBE 3 and developed by Landmark Properties, the 362,117-square-foot structure will rise from a narrow, through-block lot stretching between South 30th and South 31st streets, and will house 280 residential units geared toward university students. Our recent visit has revealed that on-site demolition has been completed and foundation work is currently in progress. Today we share another look at the construction progress and how it affects the unusual and varied conditions that flank the site on three sides.
