A recent site visit by Philly YIMBY has confirmed the completion of construction at Ovation (formerly known as Broad Street Flats), a seven-story, 50-unit mixed-use building located at 701 South Broad Street in Hawthorne, South Philadelphia. The development is situated at the southeast corner of Broad and Bainbridge streets, a block to the south of the Lombard-South subway station. Designed by PZS Architects, the building spans 50,462 square feet (or 49,950 according to zoning blueprints) and features ground-level retail and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

A recent site visit by Philly YIMBY has discovered notable construction visit at Broad Street Flats, a seven-story mixed-use development rising at 701 South Broad Street in Hawthorne, South Philadelphia, since our last visit in April. Furthermore, a recent zoning submission indicates that the project’s name has been updated to Ovation, though the Broad Street Flats moniker also appears retained, at least for the time being. Designed by PZS Architects, the building will span 50,462 square feet (or 49,950 according to zoning blueprints) and feature commercial space and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

Five floors are currently being framed, with two more still on the way. Developed by Hightop Development, the structure will house 54 residential units and with retail space on the ground floor.

A commercial space will be situated in the ground floor, with 50 residential units will be included above. The building will also hold four “hotel rooms,” which will likely be used as apartments. The building will feature a modern exterior primarily comprised of brick, with a large amount of gray panels. The ground floor will have floor-to-ceiling windows to help create a welcoming street presence.

A total of 50 residential units will be situated on the floors above, as well as four “hotel rooms,” which will likely be short-term apartment rental units. The building will include a retail space on the ground floor. YIMBY first discussed the development last November, sharing the project’s rendering. Since then, significant progress has been observed at the site.
