Construction is progressing rapidly at the seven-story building at 701 South Broad Street in Hawthorne, South Philadelphia. A total of 50 residential units will be situated on the floors above, as well as four “hotel rooms,” which will likely be short-term apartment rental units. The building will include a retail space on the ground floor. YIMBY first discussed the development last November, sharing the project’s rendering. Since then, significant progress has been observed at the site.
Foundation work on the structure has been completed, with framing work now in progress. The site has been fenced off from the street so the foundations are hidden from public view, but tall steel columns are now easily visible from the street. In the near future, cross-beams will likely be added to the columns.
It is refreshing to see construction move forward so quickly after announcement. The building is replacing a former KFC Restaurant with a parking lot, adding 54 units in a space formerly housing none, a major density boost of exactly the right kind for South Broad Street.
At this pace of construction, the building may see a completion date some time in late 2022.
