Steel Continues to Rise at 701 South Broad Street in Hawthorne, South Philadelphia

Significant construction progress has been made at 701 South Broad Street, a seven-story mixed-use development in HawthorneSouth Philadelphia. A commercial space will be situated in the ground floor, with 50 residential units will be included above.  The building will also hold four “hotel rooms,” which will likely be used as apartments. The building will feature a modern exterior primarily comprised of brick, with a large amount of gray panels. The ground floor will have floor-to-ceiling windows to help create a welcoming street presence.

In YIMBY’s previous update on the site occurring in April, vertical steel columns were rising, creating a unique site as no perpendicular beams had yet to be installed. Now, there is significantly more steel in place.

A mobile construction crane has also arrived on the property to support more significant and heavy duty work.  While it is not a tower crane, this addition to the site is still an important signal of its imminent vertical rise. When completed, the development will add a more urban format to the parcel of land which was formerly occupied by a suburban-styled KFC with a small surface parking lot. The addition of density and an urban-styled commercial space will help improve the intersection, adding more density and pedestrians along the corridor.

On this pace of construction, the building will most likely reach a completion in mid 2022 to early 2023.

  2. This looks great. Can we expect something similar at the now-cleared site of the old McDonalds two blocks south on Broad?
