A recent site visit by Philly YIMBY provides a fresh update on the block-long, 58-unit complex at 620 Moore Street in Wharton, South Philadelphia. Designed by CANNOdesign, the primarily residential development will consist of three adjoining buildings, each rising four stories and spanning a site flanked by Moore Street to the north, South 6th Street to the east, and South 7th Street to the west. A 52-unit apartment building, articulated as separate independent structures, will span the majority of the site. At the street corners, two mixed-use buildings will each hold a commercial space at the ground floor and three residences on the floors above.

A recent site visit by Philly YIMBY has revealed that construction is making progress at a four-story, 42-unit mixed-use residential and commercial development at 1429-31 Federal Street in Point BreezeSouth Philadelphia. The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and a construction cost of $3.8 million.

A recent site visit by Philadelphia YIMBY has discovered that renovation work is nearly complete at a three-story adaptive reuse development at 500-15 East Tioga Street (aka 500 East Tioga Street) in Kensington. The project consists of renovating a long-vacant industrial structure, situated on the block between East Ontario and East Tioga streets, into a 69,600-square-foot artist studio and artisan-industrial facility with 69 units, parking, and full sprinkling. Permits list Metropolitan Contracting as the contractor and a construction cost of $2.5 million.

No Construction Yet at 1905 East Harold Street in East Kensington

Although construction permits have been issued last February, construction has not yet started at the three-story single-family rowhouse proposed at 1905 East Harold Street in East Kensington, as Philadelphia YIMBY’s recent site visit has confirmed. Designed by KCA Design Associates, the project, which is situated on the east side of the block between Jasper and Emerald streets, will span 1,872 square feet and will feature a roof deck and full sprinkling. Permits list Andrey Levchenko as the contractor and a construction cost of $200,000, of which $173,000 is allocated toward general construction and $9,000 apiece to mechanical, electrical, and plumbing work.

Demolition Underway at 3151 Market Street in University City, West Philadelphia

Construction on 3151 Market Street, the second building in the 14-acre Schuylkill Yards project in University City, West Philadelphia, will soon be underway as demolition has commenced at the site. The building will stand alongside 3025 John F. Kennedy Boulevard and eventually 3001 John F. Kennedy Boulevard. Designed by Gensler and developed by Brandywine Realty Trust (which is also developing all of Schuylkill Yards), the 495,000-square-foot project will rise to a height of 226 feet and 14 stories high. The building will be mostly comprised of office and laboratory space, with retail on the ground floor.
