Construction Progresses at The Standard at Philadelphia in University City, West Philadelphia

Construction work is beginning to make headway at The Standard At Philadelphia, a high-rise development underway at 119 South 31st Street in University City, West Philadelphia. Designed by Cube3, the new tower will stand 19 stories and approximately 210 feet all. The structure will hold 280 residential units, targeted towards student housing, as well as 37 parking spaces to serve these residential units. Permits list the cost of construction at $50 million.

Cleared Lot Awaits Construction of Nine Townhouses at 316-20 South 11th Street in Washington Square West, Center City

Last October, Philadelphia YIMBY reported on the demolition of a three-story prewar parking garage to make way for a nine-unit townhouse development at 316-20 South 11th Street in Washington Square West, Center City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one. Lot Sits Vacant at Site of 57-Unit Building Planned at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia

Although construction permits have already been issued, construction has not yet begun at the site of the four-story, 57-unit apartment building proposed at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia, as revealed by a recent Philly YIMBY site visit. Designed by JKRP Architects, the structure will rise on the west side of the block between Fernon and Morris Streets, with the zoning lot (but not the planned structure itself) extending to Fernon. The building will span a footprint of 10,282 square feet and will contail 51,905 square feet of interior space. Development features will include elevator service, a roof deck, a green roof, and parking for 19 bicycles. Permits list OCF Construction as the contractor and a construction cost of $2.08 million.

Single-Family Rowhouse Complete at 2141 Catharine Street in Graduate Hospital, South Philadelphia

Philly YIMBY’s recent site visit has confirmed the completion of a three-story single-family rowhouse at 2141 Catharine Street in Graduate Hospital, South Philadelphia. The property replaces a two-story prewar rowhouse on the north side of the block between South 21st and South 22nd streets. The structure features full sprinkling, a basement, and a roof deck. Permits list Aston Enterprises LLC as the owner, David P. McArthur as the architect, and Montebello Homes as the contractor.

Construction work is making steady progress on the nine-story-tall, 108-unit mixed-use building at 545 North Broad Street in Poplar, North Philadelphia. Designed by CANNOdesign, the new building will yield a total of 152,635 square feet of space, including 11,130 square feet of commercial space on the ground floor, with residential units above. The project will include parking for 31 cars and 50 parking bicycles. Construction costs are listed at $20 million.

Construction Underway at 2101 Washington Avenue in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY has revealed that work is well underway at the six-story, 247-unit mixed-use building under construction at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. Permits list OCF Construction LLC as the contractor and a construction cost of $40 million.

Completion Nears at Single-Family Rowhouse at 1602 South 13th Street in East Passyunk, South Philadelphia

Philly YIMBY recently visited the construction site of the single-family rowhouse at 1602 South 13th Street in East Passyunk, South Philadelphia, and discovered that work is nearing completion at the three-story structure. The building rises on the west side of the block between Tasker and Morris streets, one house away from the intersection of 13th and Tasker streets. The development involves a near-complete overhaul of an existing rowhouse, which will increase the size of the structure from 2,685 to 2,870 square feet. Permits list Dennis Du and Khoa D. Du as owners, Toner Architects as the designer, and James DeSimone of DeSimone Contracting as the contractor. Construction costs are specified at $200,000.

A recent site visit by Philly YIMBY has revealed that work is nearly finished at Southbridge Condos, a four-story, six-unit condominium development under construction at 701 South 19th Street in Graduate Hospital, South Philadelphia. Designed by Gnome Architects and developed by Zatos Investments, the building spans a 3,802-square-foot ground footprint and will offer 8,122 square feet of interior space, which translates to a sizable average of over 1,300 square feet per condo. Building features will include full sprinkling, balconies in select units, and roof decks that promise to offer sweeping vistas of the skylines of nearby Center City and University City. Permits list Point Builders Design Concepts as the contractor. The total construction cost is specified at $500,000.

The project consists of a three-story vertical extension. The development consists of a three-story vertical extension to an original single-story structure, where a restaurant will be retained on the ground floor and 8,475 square feet of residential space will be added above. The building will feature a basement and full sprinkling. Permits list 2302 Grays Avenue L as the owner and Donald Plummer as the contractor. Construction costs are specified at $1 million.
