Construction Progresses at The Standard at Philadelphia in University City, West Philadelphia

Construction work is beginning to make headway at The Standard At Philadelphia, a high-rise development underway at 119 South 31st Street in University CityWest Philadelphia. Designed by Cube3, the new tower will stand 19 stories and approximately 210 feet all. The structure will hold 280 residential units, targeted towards student housing, as well as 37 parking spaces to serve these residential units. Permits list the cost of construction at $50 million.

Cleared Lot Awaits Construction of Nine Townhouses at 316-20 South 11th Street in Washington Square West, Center City

Last October, Philadelphia YIMBY reported on the demolition of a three-story prewar parking garage to make way for a nine-unit townhouse development at 316-20 South 11th Street in Washington Square WestCenter City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one. Although construction permits have already been issued, construction has not yet begun at the site of the four-story, 57-unit apartment building proposed at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia, as revealed by a recent Philly YIMBY site visit. Designed by JKRP Architects, the structure will rise on the west side of the block between Fernon and Morris Streets, with the zoning lot (but not the planned structure itself) extending to Fernon. The building will span a footprint of 10,282 square feet and will contail 51,905 square feet of interior space. Development features will include elevator service, a roof deck, a green roof, and parking for 19 bicycles. Permits list OCF Construction as the contractor and a construction cost of $2.08 million.

Philly YIMBY’s recent site visit has confirmed the completion of a three-story single-family rowhouse at 2141 Catharine Street in Graduate Hospital, South Philadelphia. The property replaces a two-story prewar rowhouse on the north side of the block between South 21st and South 22nd streets. The structure features full sprinkling, a basement, and a roof deck. Permits list Aston Enterprises LLC as the owner, David P. McArthur as the architect, and Montebello Homes as the contractor.

Construction work is making steady progress on the nine-story-tall, 108-unit mixed-use building at 545 North Broad Street in PoplarNorth Philadelphia. Designed by CANNOdesign, the new building will yield a total of 152,635 square feet of space, including 11,130 square feet of commercial space on the ground floor, with residential units above. The project will include parking for 31 cars and 50 parking bicycles. Construction costs are listed at $20 million.
