Construction Complete at 4937 Chestnut Street in Walnut Hill, West Philadelphia

A recent site visit by Philly YIMBY has noted that construction work is complete at a three-story, seven-unit apartment building at 4937 Chestnut Street in Walnut HillWest Philadelphia. The development replaces a vacant lot on the north side of the block between South 49th and South 50th streets. Designed by Haverford Square Designs, the structure spans 5,569 square feet and features a basement and a roof deck, the latter reserved for private use by one of the units. Permits list Eugene Naydovich of Fitler Development as the contractor and specify a construction cost of $200,000.

Renovation Underway at 141-43 North 4th Street in Old City

A recent site visit by Philadelphia YIMBY has noted that renovation and vertical extension work is well underway at 141-43 North 4th Street in Old City. Designed by Designblendz, the development will rise from a through-block site that stretches from North 4th to North Orianna streets and will involve renovation of a historic four-story, 18,160-square-foot building on 4th Street and the construction of a six-story, 19,406-square-foot addition at Orianna Street. The development will span 37,566 square feet and feature 36 residential units as well 13 off-site accessory parking spaces and ten bicycle spaces. Permits list John G. Traver Co. Inc. as the owner, Pioneer Construction and Development Corporation as the contractor, and a construction cost of $2.86 million.

YIMBY Visits the Site of Stalled 18-Story Condo Tower Proposed at 222-30 Walnut Street in Society Hill, Center City

Among the potential developments that YIMBY covered some time ago, and ceased to address recently due to a lack of progress, the 222-30 Walnut Street planned in Society Hill, Center City, is one of the most significant as well as controversial. The adaptive reuse project would raise a new 242-foot-tall, 18-story condominium high-rise within a group of low-rise buildings constructed between 1856 and 1950. Designed by Cecil Baker + Partners Architects, the building will offer a combined total of 101,115 square feet of interior space, most of which will be dedicated to 18 residential condominiums. We have last reported on the site in December 2021, when we noted a marked lack of progress; nevertheless, we recently paid another visit to the location, and, as expected, noted that the site persists as it had for the past few years, or, more accurately, the past century and a half.

Construction Continues at Northbank at 2001 Beach Street in Fishtown

A recent site visit by Philadelphia YIMBY has documented the latest construction progrees at Northbank, a 491-unit complex rising at 2001 Beach Street on the Delaware River waterfront in Fishtown. Designed by ISA, Northbank will now offer 387 single-family townhomes and 104 duplex units. A total of 781 parking spaces will be included, of which 199 will be located outdoors.
