Philadelphia YIMBY’s recent site visit has noted that excavation work continues for a seven-story, 108-unit residential building at 2000-20 East Hagert Street in East Kensington. The project is bound by East Hagert Street to the east, Emerald Street to the north, and East Boston Street to the west. Designed by T + Associates Architects, the development will span 93,832 square feet and will feature 13 artist studios, underground parking for 19 cars, and space for 37 bicycles, as well as a green roof and a roof deck. Permits list Top Measure LLC as the contractor and indicate a construction cost of $7.4 million.
In contrast to the auto service facility that previously stood at the site, and considering the transit adjacency (the York-Dauphin Station on the Market-Frankford subway line sits within a five-minute walk to the west), the new development will make for much more efficient use of the space; the only unfortunate aspect, albeit minor, is the pending loss of a mural that once adorned the facility, and the likely blocking of another mural that still spans above the site.
In recent years, the surrounding neighborhood has seen a significant influx of new, predominantly mid-rise residential, construction. Most of such development generally replaces underutilized properties, including the project underway at 2000-20 East Hagert Street, and makes for much more effective use of scarce subway-adjacent urban land.

Did anyone not learn from the sixties. 5 -7 story buildings do not working. It is called condense crime factory. What happens when the elevators do not work? This is sad!
Lucille – this is a misinformed comment. BTW – rents here will likely be more than your mortgage. I don’t think much crime will go on.
This isn’t a public housing building… it is market rate apartments.
