Construction Advances at 1700 North Front Street in Fishtown

Philadelphia YIMBY’s recent site visit has noted significant construction progress at a five-story, 204-unit building underway at 1700 North Front Street in Fishtown. The development rises in place of a parking lot that spanned a block bound by the Front Street, which carries the elevated Market-Frankford subway line, to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot project will offer 123,218 square feet of residential space (including 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite) and 16,429 square feet of retail. The development will also provide parking for 70 bicycles.

Construction work has made significant strides since our most recent visit in May, when three CMU-clad service cores stood largely constructed and assembly of steel-framed ground level was underway. In the five months since, the structure has been largely assembled, upper-level windows have been installed, and facade installation is currently underway. Greater progress was made on the plain, single-colored elevations seen in the project renderings, which are, thankfully, more muted in their coloring as opposed to their rendered appearance. In turn, facade assembly has not yet begun on the curtain wall portions that will apparently be clad in brick, which we hope will achieve the relatively high level of articulation that is seen in the renders.

While the decision to use an articulated brick facade across only portions, rather than the entirety of, the building exterior remains largely disappointing, 1700 North Front Street is still poised to be a promising, high-density addition to a centrally-located, transit-accessible site situated two blocks south of the Berks Station on the El, as well as a 15-minute walk to Northern Liberties to the south and a half-hour walk to Temple University to the west.
