Permits have been issued for the construction of a three-story two-family residential structure at 737 North 42nd Street in Belmont, West Philadelphia. Designed by the Scale Design Group (with Maher Abdelaal listed as the design professional), the building will be located along Lancaster Avenue on a block bound by 42nd Street and Brown Street and will include a roof deck. IRA Developement LLC is listed as the permit holder. Permits list Kumas Homes Inc. as the contractor and specify a construction cost of $95,000.
The project site is a vacant lot spanning an area of 1,060 square feet. The two dwellings will yield a total built-up area of 1,558 square feet each. The first unit will spread in the basement and 1st floor. The second unit will spread on the 2nd and 3rd floors. Both units will feature two-bedroom and two-bathroom floor plans.
The building will rise to a height of 38 feet. The new construction will also feature a roof deck, a roof access structure, and a pilot house. Renderings reveal a simple facade expressed in brick.
The area has high walk and transit scores and is serviced by transit lines such as routes number 30, 31, 40, and 43. The site is located near various grocery stores, shops, and restaurants. A project application has been submitted, and the estimated construction timeline has not been announced yet.
