Philadelphia YIMBY’s recent site visit has confirmed that construction is complete at Ridge Flats, a three-story, 50-unit mixed-use building at 5542-44 Ridge Avenue in WissahickonNorthwest Philadelphia. The development is situated on the west side of the block between Seville and Markle streets. Designed by HDO Architecture, the structure spans 45,500 square feet and features commercial space on the ground floor as well as multiple roof decks. Construction costs are listed at $6.8 million.

Construction Tops Out at 1118 North Front Street in Northern Liberties, North Philadelphia

A recent site visit by Philadelphia YIMBY has observed that construction has topped out at a seven-story, 47-unit development at 1118 North Front Street near the junction of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will span 44,090 square feet and will feature ground-level commercial space. Permits list US Construction Inc. as the contractor and specify a construction cost of $7.04 million.

Construction Advances at 1700 North Front Street in Fishtown

Philadelphia YIMBY’s recent site visit has noted significant construction progress at a five-story, 204-unit building underway at 1700 North Front Street in Fishtown. The development rises in place of a parking lot that spanned a block bound by the Front Street, which carries the elevated Market-Frankford subway line, to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot project will offer 123,218 square feet of residential space (including 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite) and 16,429 square feet of retail. The development will also provide parking for 70 bicycles.

Construction Tops Out at 2331-33 East York Street in Olde Richmond, Kensington

Philadelphia YIMBY’s recent site visit has discovered that construction has topped out at a three-story, four-unit mixed-use building at 2331-33 East York Street in Olde Richmond, Kensington. The structure rises on the east side of the block between Memphis Street and Cedar Street, just one lot south of the intersection of York and Memphis. Designed by Plato Marinakos, the building will hold commercial space (a restaurant, according to permits and the rendering) in the basement and on the first floor and four residential units above. The 7,400-square-foot structure will feature a roof deck, which, judging by the building’s height and lack of nearby obstructions, will offer decent views of the skyline. Permits list PASP LLC as the contractor and specify a construction cost of $500,000.

A recent site visit by Philadelphia YIMBY has noted that construction has topped out at a four-story single-family rowhouse underway at 2510 Sepviva Street in Olde Richmond, Kensington. The new building replaces a single-story garage that stood on the northwest side of the block between East Cumberland Street and East Firth Street. Designed by Plato Marinakos, Jr. of Plato Studio, the building will span 2,568 square feet and will include a roof deck. Permits list Lawrence General Contractors as the contractor.
