Philly YIMBY’s recent site visit has noted that construction is underway at a four-story, 18-unit building at 1731 Washington Avenue in Graduate Hospital, South Philadelphia. The project site is bound by Washington Avenue to the south, South Bouvier Street to the east, and South 18th Street to the west. Designed by Harman Deutsch Ohler Architecture, the building will span 36,336 square feet and will feature ground-level commercial space, elevator service, balconies, a roof deck, and 24 parking spaces (20 of which are listed as mechanical, i.e. automated), as well as storage for 21 bicycles. Permits list Mik Mar Associates as the contractor and a construction cost of $3.6 million.

Philly YIMBY’s recent site visit has observed that construction work is underway at a three-story single-family rowhouse at 2249 Pemberton Street in Graduate Hospital, South Philadelphia. The development replaces a two-story prewar rowhome situated on the north side of the block between South 22nd and South 23rd streets. Designed by J.O.S. Serratore & Company Architects, the structure will span 2,520 square feet and will feature a cellar and a roof deck. Permits list Kildare Construction as the contractor.

Philly YIMBY’s recent site visit has observed that construction is nearing completion at a four-story, 28-unit building at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. The structure, tentatively known as Building A, is a part of the larger Innovator Village development. The new building spans 25,264 square feet and includes a parking garage. Permits list Center City Construction and Development as the contractor and indicate a construction cost of $3.2 million.

The new building will replace a vacant lot sited on the east side of the block between Fitzwater Street and Catharine Street. Designed by KCA Design Associates, the structure will span 2,980 square feet and will feature a basement and a roof deck. Permits list the New Philadelphia Building and Design Group as the contractor.

A recent site visit by Philly YIMBY has noted that the concrete frame has risen one level above the street at an eight-story, 21-unit mixed-use building underway at 1000 Spring Garden Street in Callowhill, Lower North Philadelphia. the building rises on the southwest corner of Spring Garden Street and North 10th Street. Designed by HDO Architecture and developed by KT Investments, the structure will span 19,504 square feet and feature commercial space (likely at the ground floor), bicycle storage, and a roof deck. Permits list Liu Construction as the contractor.

The development is situated on the southwest corner of Christian and South 3rd streets. Designed by Ambit Architecture, the project spans 37,038 square feet and features an elevator, a fitness center, a roof deck, and parking for 11 cars and 14 bicycles. The mid-rise structure stands on the west side of the block between Race and Vine streets, half a block north of the Convention Center (thus situating the project within the Convention Center District). Designed by YCH Architect, the structure spans 17,280 square feet. Permits list Liu Construction as the contractor.

Originally developed by the Brandywine Realty Trust, the development has sat on the drawing boards for several years, with the latest, 350-foot-tall design crafted by Edry McHenry Architects.

The 1,516,218-square-foot project will cost nearly $306 million to build.
