A three-story single-family rowhouse stands complete at 2023 Oakford Street in Point Breeze, South Philadelphia, as YIMBY’s recent site visit revealed. The building rises from a 600-square-foot footprint and boasts 2,000 square feet of interior space, full sprinkling, and a roof deck that overlooks the Center City skyline. Permits list Oakford2023 LLC as the owner, Paul Dietz as the design professional, and Bekim Daku as the contractor. The total construction cost is listed at $176,000, of which $12,000 apiece is allocated for electrical, mechanical, and plumbing work.

Three-Story Rowhouse Topped Out at 2028 Dorrance Street in West Passyunk, South Philadelphia

In October 2020, Philly YIMBY reported that permits have been filled for a three-story single-family rowhouse at 2028 Dorrance Street in West Passyunk, South Philadelphia. Our recent site visit revealed that, since that time, the wood-framed structure has been assembled, rising prominently over its two-story prewar neighbors. The structure rises from a 525-square-foot footprint and spans 1,529 square feet. The building will include a basement and a roof deck, which, given the structure’s prominence, will offer unobstructed views of the Center City skyline. Permits list Elle TY Woods and Godze Yilmaz as the owners, with the latter also listed as the contractor (as Godze Yilmaz Inc.). The total cost of construction work is specified at $133,000, of which $100,000 is allocated for general construction, $14,000 for plumbing work, $10,000 for mechanical work, and $9,000 for electrical work.

No Progress Yet at Site of Rowhouse at 612 McKean Street in Wharton, South Philadelphia

In December 2019, a permit has been issued for the construction of a three-story detached residential building at 612 McKean Street in Wharton, South Philadelphia. Since that time, more than two years later, construction has not yet started at the site, as revealed by our recent site visit. The permits describe the structure as offering 4,351 square feet. Notably, the permit contradicts itself as the description describes the proposal as a single-family residence while the field below lists the structure type as two-family. Shanika Wilson is listed as the owner and Tobias Stokes as the contractor. The cost of construction work is specified at $100,000.

No Progress Yet at Scaled-Down Broad+Pine at 337-41 South Broad Street in Washington Square West, Center City

Progress continues to stall at Broad + Pine, one of the most promising yet fickle developments on South Broad Street. After having already gone through several major design revisions over the past few years, the high-rise planned at the northeast corner of Broad and Pine Streets at 337-41 South Broad Street (better known as 337 South Broad Street) in Washington Square West, Center City, has recently seen yet another major redesign. Designed by My Arch and developed by Dranoff Properties (which is also behind the Arthaus tower half a block to the north), the proposal has been reduced in scale down from 28 to 15 stories, though its residential unit count has increased from 56 to 91 units. Still, even after the design revision, no construction permits have yet been filed nor has demolition started on the three-story low-rise structure at the site, as revealed by YIMBY’s latest site visit.

Work Stalled at Three-Story Mixed-Use Building Proposed at 1319-23 Schuylkill Avenue in Grays Ferry, South Philadelphia

Philly YIMBY’s recent site visit has revealed an apparently complete work halt at the site of the three-story mixed-use building proposed at 1319-23 Schuylkill Avenue in the Forgotten Bottom section of Grays Ferry in South Philadelphia, near the Schuylkill River waterfront. The structure is planned to rise from a 1,124-square-foot ground footprint and contain 3,275 square feet of interior space, with 1,050 square feet of commercial space in the basement through the first floor and 1,130 and 1,120 square feet per unit for the two residential dwellings on the floors above. The building will be fully sprinkled and will feature a roof deck, which, given the structure’s relatively prominent height, promises to offer sweeping views of the Center City and University City skylines. Permits list Emerald Properties of Phi. [sic] as the owner, Kevin J. O’Neill as the design professional, and Cormac McAller as the contractor. The cost of construction is specified at $425,000.
