A recent site visit by Philadelphia YIMBY has verified that construction work is complete at Edgewater Apartments, a seven-story, 180-unit residential building at 230 North 23rd Street in Logan Square, Center City. Designed by JKRP Architects, the 145,473-square-foot structure stands 83 feet tall and features residences ranging from studios to two bedrooms.

Edgewater Apartments, which may alternately be described as located in Center City West, is the second phase of the Edgewater complex, located across North Bonsall Street at 2323 Race Street in the extreme northwest corner of Center City. The original structure rises 12 stories and was built in 2006. The planned encore will sit at the northern end of a block bound by North 23rd, Race and North Bonsall Streets, and the off-ramps of the I-676 Vine Street Expressway to the north. The new building will sit north of the Edgewater Garage, a multi-story parking structure discreetly concealed behind traditionally-styled townhouses on North 23rd and North Bonsall streets.

As built, the structure came out arguably more attractive than it appeared on the original renderings. In the rendered images, the black cladding on the accent strips and the two upper stories appeared rather opaque and somber, creating a top-heavy appearance. Instead, the dark silver panels seen on the actual building are slightly reflective, lending the structure a lighter and airier appearance that interacts with the weather and lighting conditions and allows context-friendly brick sections to stand out more. A band of off-black brick at the ground floor adds further sophistication and visual interest to the structure at the pedestrian level.

An introduction of off-white vertical siding at the building’s side and courtyard-facing elevations, which was not apparent on the renderings, adds a further tough of levity to the design.

  1. Good work JKRP.

    The mature street trees on N. 23rd St. are preserved and N. Bonsall St. is landscaped. The highly visible and highly unsightly bare concrete, four-story parking garage is now obscured from the Crosstown Expressway and points north. The large surface auto parking lot is no more. The rendered displeasing blue highlights are substantially reduced.

    The Juliet balconies add a touch of class. The cast stone base is attractive. ~ 270 new Logan Square residents add vitality. A Giant supermarket is just down the street and Trader Joe’s is not much further. Gray 30th Street Station and Rittenhouse Square are within easy walking distance.

    Not a bad place to live, work, and play.

  2. While more brick would’ve been nice, the building looks better than the renderings. Glad to see the blue accents have been minimized.
