A recent site visit by Philadelphia YIMBY has confirmed that construction work is generally complete at One Cathedral Square, a 244-foot-tall, 23-story condominium at 1701 Race Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Exeter Property Group and the Archdiocese of Philadelphia, with Hunter Roberts Construction Group as the contractor, the building will span 251,779 square feet and feature 273 rental residences, as well as ground-level retail space and landscaping. The construction cost is listed at $86 million.
One Cathedral Square has made significant construction progress over the course of the year. At the start of the year, the glass façade rose around halfway up the concrete frame. By the time of our visit in March, the curtain wall had risen almost all the way to the top of the parapet. By now, the building appears effectively complete. Most of the construction fencing has come down, the landscaping work is generally finished, and the lobby appears operational. Most residential units appear empty, though tenants have apparently already begun to move in.
The only remaining signs of construction are present at parts of the ground level and the adjacent open space, with work observed in select street-facing interiors.
One Cathedral Square is a significant improvement over the parking lot that once spanned the site, and creates an urbane, welcoming street presence in a formerly forlorn portion of the neighborhood. We look forward to development of the larger Two Cathedral Square building, which currently awaits construction on the northern side of the Archdiocese superblock.
