A recent site visit by Philadelphia YIMBY has discovered that construction work has made significant headway at 12+Sansom, a 240-foot-tall, 20-story residential high-rise under construction at 123 South 12th Street (alternately 123-27 South 12th Street) in Midtown Village, Center City. The 370,860-square-foot project will offer 399 rental units and 10,844 square feet of retail, which will massively improve upon the pedestrian experience as compared to the multi-level parking garage that previously stood at the location. The project team consists of Studios Architecture as the design architect, BLT Architects as the architect of record, Greystar Real Estate Partners as the developer, and Clemens Construction Company as the contractor. The construction cost is specified at $132.25 million.

When YIMBY last visited the construction site at the end of April, the first level of the reinforced concrete frame was underway. Our latest visit found the structure standing seven stories tall, one-third of its eventual height. A concrete pour was in progress at the time of our visit. The development is beginning to take a form that is recognizable from the renderings, with an imposing two-story base and staggered balconies aligned in a diagonal pattern.
