Permits have been issued for the construction of an eight-unit mixed-use building at 1514 North American Street in Olde Kensington. Upon completion, the new building will rise three stories tall and hold 9,963 square feet of space. A commercial space will sit at the ground floor. A pilot house will lead to the roof of the building. Kevin O’Neill is listed as the design professional behind the project, with Sparti Construction listed as the contractor. Construction costs are listed at $1,245,375.
The new building will rise on a site with a variety of current conditions. A three-story rowhouse stands at the southern portion of the site. The building features a brick exterior, and appears similar to many other homes throughout the area. Just to the north is a sizable vacant lot, one that most certainly should not still be present on the up-and-coming commercial corridor. A fence separates the lot from the street, with grassy space behind.
The new building presents an obvious improvement over the existing conditions at the site. While the existing rowhouse is far from unsightly, it is not an architectural treasure by any stretch, and the planned density improvement for the site largely justifies its demolition, especially since the rest of the site is vacant. Adding more density along what may very well soon to be one of the city’s most interesting commercial streets is a major positive, and the inclusion of a commercial space also helps encourage this potential future.
No completion date is known for the project at this time, though construction may be finished by late 2022 or 2023.
