Permits have been issued for a 44-unit multi-family building at 720-30 West Berks Street in North Philadelphia East. Upon completion, the new building will rise three stories tall, with 41,302 square feet of space. Permits estimate construction costs at $5,900,727.
The new building will replace a vacant lot that takes up nearly the entirety of the block, save for a row of still-standing homes to the south. The lot consists largely of a grassy area with a few trees. The new building will likely take up a major portion of the property.
The new development will be a great improvement for the site, adding a significant amount of density on prime real estate. The project one of the largest planned in the neighborhood, and is a testament to the increased desirability in the area. The Temple University Regional Rail station sits just a couple of blocks away, just to the east of the university campus itself, which will likely be a major draw for future residents.
No completion date is known for the project at this time, though construction may be finished by late 2022 or 2023.
