Permits have been issued for the construction of a 20-unit mixed-use condominium building at 1324-38 Frankford Avenue in Fishtown, Kensington. The new building will rise four stories tall and will feature commercial space at the ground floor. A roof deck and a green roof will be situated at the top. The structure will span a total of 21,472 square feet of space.

The new building will feature a modern exterior, with gray metal cladding covering the near entirety of the facade. Brick will be incorporated into the design along the ground floor, improving the street presence when paired with floor-to-ceiling windows and planters. Small abutments will coated with white cladding, while indentations will utilize of darker gray cladding as well as wood-styled cladding as an accent. The northern face of the building is shown in renderings to have a mural.

The new building will stand at the site of a former single-story industrial building, which had been demolished some time ago. The front portion of the site has already been redeveloped into a new mixed-use building along Frankford Avenue, which features 50 residential units over retail space. This building will be situated to the property’s rear along Lee Street, and will pack in further density and more commercial space. The property sits just a couple of blocks from the Market-Frankford Line, which offers a prime transit connection.

The new building will be a solid addition to the site, bringing the grand total of units added to the property to 71, as well as commercial space. This all makes for much more effective use of the site than the former building did, and it astonishing to think that the former structure lasted as long as it did. Hopefully, construction starts on the project soon now that permits are in hand to fill in this valuable Fishtown parcel. The added density along Frankford Avenue will only help improve what is now regarded as one of the city’s best commercial corridors.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.
