Permits Issued for 11-Story Tower at 4400-14 Market Street in Spruce Hill, West Philadelphia

Permits have been issued for the construction of a large mixed-use building at 4400-14 Market Street in Spruce HillWest Philadelphia. The new building will rise 11 stories tall, a considerable height for the area. The development will contain commercial space on the ground floor along Market Street, with 100 apartments above. In total, the structure will hold 103,175 square feet of space. Construction costs are estimated at $17 million.

The new building will stand at a site currently occupied by a gas station. The entire footprint of the site is paved over with asphalt, with long curb cuts along the near-entirety of its street frontage. A canopy covers a set of pumps. During the neighborhood’s postwar decline, there was a time where tearing down structures to build a gas station made sense, although that time has far past, and the gas station truly has no place at the property. The 46th Street station on the Market-Frankford Line sits just a short walk away, and several bus routes ensure prime transit access to the site, enough to support a housing development of considerable size.

The new development will present massive improvement for the site, adding a sizable amount of height to a currently underutilized property. It will be great to see the gas station bite the dust and lose its presence on such an important commercial corridor, while the addition of 100 apartments over retail space will make for much more practical use of the space. The building’s height of 11 stories lands it as a very large mid-rise/small high-rise building that will be visible from a wide radius.

No completion date is known for the project at this time, although YIMBY will continue to monitor progress made on site.

  2. 11 stories is ridiculous talk for the area and on such a small lot. It Market Street may be a commercial corridor but it abuts residential properties.

    I wonder how big this building would be if it paid its share of property taxes.
