Philly YIMBY’s recent site visit revealed that construction is making steady progress at a four-story, six-unit mixed-use building underway at 2301 Grays Ferry Avenue in Graduate Hospital, South Philadelphia, with cladding work apparently ready to start. The project consists of a three-story vertical extension. The development consists of a three-story vertical extension to an original single-story structure, where a restaurant will be retained on the ground floor and 8,475 square feet of residential space will be added above. The building will feature a basement and full sprinkling. Permits list 2302 Grays Avenue L as the owner and Donald Plummer as the contractor. Construction costs are specified at $1 million.
The development rises atop a single-story building that has, for a long time, housed Old Towne and Sanna’s, a restaurant that served pizza and Mediterranean food. Although the restaurant remains in business, at the moment it clearly does not operate from the under-construction premises, located at the wedge-shaped (or, as we may say, pizza slice-shaped) site bound by Grays Ferry Avenue to the west, South 23rd Street to the east, and Bainbridge Street to the north.
In recent months, construction has been progressing rather slowly. When YIMBY last visited the site in July of last year, the wooden frame of the vertical extension stood almost fully assembled. In the half a year since, the project has received an updated brick exterior on the ground floor, while the upper floors, wrapped in construction wrap and with windows installed, still awaits facade installation.
Despite the relatively slow progress, we are happy to see any sort of forward motion, period. In contrast, work appears to have ground to a standstill at Bloc24, a five-story, eight-unit residential building under construction at 613 South 24th Street half a block to the north.
Both 2301 Grays Ferry Avenue and Bloc24 are situated in the western section of Graduate Hospital, just to the south of Center City’s Fitler Square neighborhood and within a seven-minute walk to the Schuylkill River waterfront and its Schuylkill River Park and river trail. The neighborhood has seen a significant volume of residential development in recent years, and both projects will be welcome additions to the neighborhood.
