In December 2019, a permit has been issued for the construction of a three-story detached residential building at 612 McKean Street in Wharton, South Philadelphia. Since that time, more than two years later, construction has not yet started at the site, as revealed by our recent site visit. The permits describe the structure as offering 4,351 square feet. Notably, the permit contradicts itself as the description describes the proposal as a single-family residence while the field below lists the structure type as two-family. Shanika Wilson is listed as the owner and Tobias Stokes as the contractor. The cost of construction work is specified at $100,000.
The building is planned to rise on the south side of the block between South 6th and South 7th streets, located within a roughly 15-minute walk to Broad Street, where the Snyder Station offers a direct commute to Center City and beyond. Several low-rise residential buildings have risen along the block in recent years. New development on the block is notable for its attractive variety, a beneficial urban design feature for any block that does not feature a cohesive architectural ensemble.
The new construction has already significantly improved the experience on a block with an unusually high number of postwar demolitions for any part of South Philly east of Broad Street. However, many lots remain vacant at the block, and we hope to see further development in the near future, including at 612 McKean Street.
